Unfortunately, that span of time is significantly shortened if you've received a poorly constructed roof, or had repair work done by a less-than-professional "contractor." It's important to know what to look for (and run away from) when hiring a roofing professional to take care of your home. We've seen many homeowners be left holding bills they weren't expecting, with a roof still not repaired, while the supposed contractor is long gone and nowhere to be found.
Look for these tip-offs that something isn't quite right when you hire your next roofing contractor:
Requiring YOU to gather the needed paperwork for the job. Pulling building permits should always be done by the contractor, and if he or she refuses to get them, it's a likely sign that they are not licensed and/or insured. This means you, the homeowner, would be liable for unforeseen expenses, wasted materials, injuries on the job, etc.
No proof of insurance or certifications. A quality roofer will ALWAYS be ready and wiling to present you with paperwork proving their credibility, and in many cases, it will be given to you before you even ask for it. If you request proof of credibility and your contractor in question can't, or doesn't, offer it immediately it's a big red flag that something isn't right.
A brief meeting before jumping into the work. A roofing repair or roof replacement is a major job, and requires planning and discussion before getting started. A quality roofer will discuss your options, mention any complications that your unique roof presents, and help you formulate the best, most cost-effective plan to get your home back in shape. If a roofing contractor fails to bring up features like sky-lights, solar panels, specialized gutters (such as those found between attached pool screens and your roof), and other add-ons or structural details that impact the roofing materials directly, it's not a great sign. Roofing conversations were not meant to be short and sweet...if they are, you might want to keep hunting for the right roofer.
