Diagnosing The Damage: Common Roofing Issues and Why They Happen

When it comes to your roof, there are many ways things can go wrong, which is why it's so important to keep up with annual maintenance and inspection, and invest in a quality contractor to make repairs when and if they are needed. However, those repairs are irrelevant if you have someone working on your roof who isn't licensed or experienced, and therefore can't accurately diagnose the issue at hand (and subsequently, repair it). Roof damage is tricky and looks are deceiving. For example, what could look like a simple leak from one small spot could actually be a leak from several feet away and water has caused internal damage and is traveling through to your ceiling.

Erosion of your shingles. Shingles are built to stand up to wind and whether, but over time, even the highest quality material will, and does, break down shingles tend to wear out faster in harsh environments (like the Florida sunshine) so keeping up with them is important when trying to maintain your roof. A telltale sign that your shingles are starting to wear is the "erosion" of the surface. The pebbly, gravely finish starts to wear away, and those little bits wash into your gutters or off your roof entirely. If you notice the surface of your shingles is starting to wash, it's definitely time to give us a call. 

Wind damage. Wind damage doesn't always mean a tree through your roof. Even a regular storm season in Florida (with repeated afternoon thunderstorms for several weeks on end) can produce wind damage on your roof. Essentially, it's when shingles that are somewhat loose get blown in the wind and you end up damaged, or even missing, shingles that leave the integrity of the surface layer lessened, and make your roof susceptible to leaking. A roof inspection will count how many of these spots are noticeable, and if the number is high, they'll likely recommend considering a replacement of your shingles and roofing material in the near future. 

Gaps and holes. More often than not, gaps or holes in your roof were caused by some outside source. This is typically due to rodent activity, with squirrels and roof rats being the biggest culprits. These creatures are crafty, and they'll chew holes in your roofing material, often along areas where gutters are located or near roof vents, to gain access to your home. Once inside, they can wreak havoc on insulation, wiring, and more. Not only that, but the hole they leave behind in your roof becomes easy access for them AND for water when the next storm comes along. Getting these holes patched quickly (and patched well) is of utmost importance.
