What to Expect When We Inspect: Roof Inspections by EZ Roofing Systems

Spring is the perfect time for taking care of general household maintenance, preparing to put your home on the market, or taking care of long-awaited repairs. Often, each of these goals requires some kind of inspection beforehand. When you schedule a home inspection, you probably know what to expect. The same is true when you hire professionals to come in and evaluate your electrical wiring or your plumbing. You don't necessarily expect something to be wrong, but if it is, it's nice to catch it early isn't it? Few homeowners fully understand roof inspections though, and because they don't know what to expect, they often overlook this important part of home maintenance. Roofing contractors can vary in their approach to inspecting a roof, but for the most part, there are general points checked on every job. Here's what you can expect when you call EZ Roofing Systems to inspect

  • We start inside! We check ceilings throughout the home (or in the attic) for signs of water damage and leaks. We also examine your insulation and ventilation, keeping a close eye out for any signs of wood rot or mold thanks to hidden moisture.

  • Gutters are an important part of your home's water management, and we'll check them thoroughly for any areas that could be leading to roof damage or excess wear and tear. We also look for higher-than-normal amounts of granules gathering in the gutters after being washed down (this can be a sign it's time for new shingles).

  • We'll look for any missing or damaged shingles, and we check all flashing (especially in "hot spots" like around your chimney) to catch any weaknesses or potential leaks early.

  • We keep our eyes open for red flags, including patch work left behind by previous owners or dishonest roofers, handymen, or contractors who have been on your home in the past. Poorly completed work can actually be a weak spot, leaving your home more vulnerable than it was before you invested in the "repair."

If, following your roof inspection, we see any areas of concern, you can expect a written report to explain the findings, and a potential plan of action so you can look ahead and have an idea of what will need to be done to get your roof back into its best shape as quickly as possible.
