Your "EZ" Back to School Checklist

The beginning of a new school year is just days away, and while teachers and students are gearing up to head back to the classroom, parents are gearing up for a year of packing lunches, overseeing homework, and checking boxes off their lists (literally and figuratively) before the big day. We know you have a lot on your plate, and it can be overwhelming when you have to keep up with supply lists, lunch lists, reading lists, and your own to-do agenda on a daily or weekly basis. We thought it might be helpful to hit the high points with our own "EZ" checklist for you as you prepare for the first week of school, to make sure you haven't missed anything important!

Don't forget...

  • ...to wash and prepare uniforms. Nothing will stress out the first morning of school like realizing someone doesn't have the pants/polo/skirt/socks they need. With many Polk County schools (public and private) incorporating a uniform dress code, here's your friendly reminder to wash, dry, and iron the pieces needed to ensure that your child(ren) can easily be up and dressed on time for the bus pickup!

  • ...to buy plenty of easy-to-pack snacks and lunch items. Packing lunches for your kids can be time-consuming, and it's a lot worse if you open the cabinet only to realize you weren't adequately prepared. Individually packaged bags of chips, crackers, or pretzels, juice pouches or bottled waters, fresh fruit or fruit cups, and the needed ingredients for a simple sandwich or wrap are great to have on hand to throw together a quick (and healthy) lunch for your kiddos without a lot of effort...or brainpower before you've had that early morning cup of coffee.

  • ...to map out your schedule. From what time you need to be at the bus stop to what time soccer practices kicks off on Tuesday evenings, the school year means juggling a variety of activities and drop-off/pickup times, especially if your kids are young. Until you get into the "groove" of this new year's schedule, it's easy to accidentally overlook an activity or deadline, or have the wrong time in your mind for a particular event. Having it written out for you so you can visually refer to it for the first few weeks means your schedule is more likely to be smooth sailing and you (and your kids) will be where you need to be right on time!

  • ...to make note of household needs. In the rush of the school year kicking off, it's easy to forget about things around the house. Lawn care, AC filter changes, and routine maintenance tend to go by the wayside when you're on the road between school, violin practice and football each day. Have notes on your calendar, on your fridge, or on your phone about what needs to be done, and when, so you can more easily stay on top of things at home even when you aren't there.

A Case of Mistaken Identity: Leaks in Your Home That Could (Secretly) Be Coming from Your Roof

Whenever a homeowner sees water in an unexpected or unwanted place in their home, panic is usually the first response. After all, it's common knowledge that water damage, even in small amounts, can be responsible for long-term issues like mold and mildew, degradation of materials (like wallboard and studs), and even destroy large portions of your home over the years. Because of this, water leaks are a frequent culprit of emergency calls to plumbers or contractors, and while they are often the right people to call, sometimes a leak might not be as it appears.

Here are some common household issues and leaks that just might (unexpectedly) be coming from your roof:

Moisture Damage Above A Shower or Bathtub

While it's easy to immediately blame the wet environment (which more often than not is accurate), damaged drywall in a bathroom or area exposed to frequent moisture might not always be coming from the inside. Sagging, cracking, water staining, etc. could be coming from moisture damage tricking down from a hidden leak in your roof. Moisture can drip and eventually find its way through attic flooring and/or insulation and travel down to the ceiling below. If it's a small leak, it can take time for the damage to present itself, and might not look like a catastrophic flood that you'd expect from a roof leak.

Water Stains Under Bathroom Floors

Again, while the most likely culprit is a leaking pipe, shower floor/drain, or poorly installed materials in a bathroom, water staining on the ceiling below any upstairs bathrooms (or kitchens for that matter) could actually be due to a roof issue if you come up short on answers after all other contractors have taken a look. If your roof is leaking, water won't always make a straight trip downward. It will take the path of least resistance, and depending on the setup in your attic or the space directly under your roof, it could end up traveling to an outside wall or along pipes/ductwork and make it's way down to your ceiling. Again, this scenario isn't the most likely, but it is possible, and important to know.

Floor Leaks

If you find water on the floor but no damage on the ceiling, it can't possibly be from your roof...can it? Actually, it can. As mentioned above, water will take the easiest path downward thanks to gravity, so if you have a roof leak, specifically if it's near an exterior wall, the water could in fact come down and find it's way out along floor boards in the lowest level of your home. Mistakenly identified as a pipe leaking in the wall, or worse, a cracked foundation leaking up through the floor, these sneaky leaks could cost you a lot in exploratory work, which is why you need to know to call in the pros to check the roof before you start cutting into walls and ceilings.

Thinking About Using An Unlicensed Contractor? Better Think Twice

So, you're ready to invest in a new roof and it's time to start shopping around. You could hire the local handyman that lives two streets over, or you could take the time to research local licensed professionals. While the choice seems simple, you'd be surprised how often people opt for the former. Why? It's "cheaper", it's "faster", and it's "really the same work" so there's no difference, right?

WRONG. 

We'd like to point you to an example for just a moment. Take time to think about a wedding. Sure, a bride could just head down to the local grocery store, ask for a cake, and hope for the best. She could ask her cousin's friend's aunt's babysitter to take the photos for a very affordable price, and she could simply call up a few friends and neighbors to bring food to share with a large group, call it a "potluck reception" and be done. Chances are, if you heard of a bride actually doing these things, you'd caution her against it. Everyone knows that taking time to search out quality professionals in each field, asking for references and a portfolio, and following the motto "you get what you pay for" is often true when it comes to weddings. Why, then, do we think it's any different when it comes to our homes? 

Licensed contractors offer a huge array of benefits not provided by their handyman counterparts, and while we respect the work that handymen do in many areas, when it comes to your roof, anything less than a licensed and insured roofing contractor will be a huge mistake. What About Bob?

We know all about Bob Mistretta as the licensed roofer in Polk County that bends over backwards to help people out when they need a roof repair or a new roof. He is an honest roofer and will not take your money and run. He cares about his reputation as a businessman, but let’s dig a little deeper and find out a little bit more about our favorite roofer from none other than his wife, Erin Mistretta. 

 

How did you and Bob meet?

It’s a funny thing. We were both born in the Boston, Massachusetts area and ended up working together at a psychiatric hospital as mental health workers at Cleo Wallace Center in Colorado Springs, CO. working with kids. We were both employed as caseworkers and did group sessions with the kids, handled their medications, did crowd control, etc. Bob started there before I did working with the adolescent boys. I mostly worked with the pre-teen girls at the Center.  One day I noticed he was wearing a Patriots sweatshirt and a Red Sox hat. How about that? We were both from Boston. Bob invited me out for beer and chicken wings, and the rest is history.

 

Why did you guys to move to Winter Haven, Florida?

It was 1999 and Bob’s parents lived here and as their youngest child, they wanted us to be closer to them. Bob agreed to think about it and told his mom and dad…” If you can find us a house and jobs - we will move.  One month later we were driving a U-Haul to Florida.” If you would have told me that we would have moved to Florida from Colorado, I would never have believed it!

 

How did roofing enter the picture?

His dad and older brother had been working in construction for many years flipping homes and doing renovation projects. Bob originally went into the roofing business working for the company United Roofing. This is where he learned all the tools of the trade and gained his vast amount of knowledge, skills, and experience.  

 

What was the defining moment where he started EZ Roofing Systems?

After working for United Roofing and flipping houses with his dad, Bob was ready to start his own roofing business. It was pretty cool because then the roles were reversed and his dad started working for him. 

 

What does Bob do when he’s not on a roof?

He loves coaching the Winter Haven Kicks (who just won the State Championship) and Winter Haven High School girl’s soccer team.

 

How does Bob relax? 

If you can get him to sit still, he enjoys watching his teams play: Patriots, Red Sox, Bruins, and the Celtics. He is all about supporting the Boston teams! He enjoys getting together with his Fraternity brothers for a reunion and hanging out in Vegas with them.

 

How is Bob handling the thought of Jordan (his only daughter) graduating high school?

It’s just part of life, and he’s so proud of her. Truth be told, it’s me (Erin) that is in a ball of tears on the floor. We are so close that I can’t imagine her leaving, but I’m so excited for her to study at a university in Florida. She has so many interests right now, and we can’t wait to see where she attends. 

 

What is something else you can tell us about Bob?

Bob is the most honest and funniest person I’ve ever met and is good at everything he does! He is successful and is such a hard worker. I’m so thankful that I met this man in Colorado so many years ago. 

 

Erin has gotten soft over these years and doesn’t think she can ever go back to the days of cold weather. When I asked her where she thinks she and Bob will end up? 

 

We aren’t really sure, but we love Winter Haven. Who knows…maybe we will end up as snowbirds.

Are Rodents A Risk to Your Roof? What You Need to Know

Central Florida has its fair share of risks when it comes to your roof. Scorching sun through most of the year, heavy rainfall during our "wet" season, and the annual risk of hurricanes are just a few of the many ways your roof can sustain damage and/or extreme wear-and-tear over time. However, there is another risk to your roof that is year-round, yet little is known about it, so few homeowners are prepared to protect themselves and their roof. 

We are talking about rodents. Specifically, we are talking about Roof Rats, also known as Palm Rats, Black Rats,Ship Rats, or House Rats. Not only are they a nuisance, disease-carrying species, but they are one of the leading rodent pests in Florida, and cause thousands of dollars worth of damage to people's homes each year. How? 

Well, first you have to understand a little about the lifestyle of this rat. Unlike some of their relatives who prefer ground-level living, or even below ground hiding places (like sewers), roof rats prefer to spend their days up in the trees, hence the name "Palm Rats.” Fruit is their primary food source, and since Florida is plentiful in fruits of all kinds, they rarely go hungry. Because of this, they are a year-round problem here in the greater Polk County area, with our own nearby city of Tampa being named as one of the top cities in the US with roof rat infestations in recent years. 

So, what should you expect when it comes to roof rat damage, and how can you protect yourself? Roof rats can fit through spaces you wouldn't expect, sometimes as small as 1/2 inch diameter (depending on the size of the rat of course). This means they can sneak into attic spaces and set up their home, destroying HVAC ductwork, wires, cables, and insulation in the process. If they can't find a pre-existing space to fit through and gain access to your home, they can chew their way in, leaving your roof vulnerable to the elements and presenting secondary issues like water damage, further infestation of other pests, etc. Once you have roof rats, getting rid of them is a costly and lengthy process, requiring the help of professionals in most cases. The best way to prevent roof rats in the first place is by taking the following measures: 

Keep all trees and shrubs trimmed back away from the perimeter of your home. Trees with branches extending over, or nearly touching, your roofline are the primary way that rats (and other creatures) gain access to your roof. Take away their opportunity! Stay vigilant when you are in your attic. Watch for any signs of things being amiss, such as rodent feces, insulation being strewn in places it doesn't belong, items in your attic being chewed, and so forth. By catching signs of activity early, you can potentially get help before the infestation becomes severe. Invest in routine roof inspections by a professional. Semi-annually, or at the very least, annually, invest in a thorough roof inspection by a local professional. Roofer to the Rescue: EnLIGHTening Winter Haven Residents on Proper Roof Care and Outdoor Christmas Decor

Hanging Christmas lights is tradition in many families. Familiar displays brighten our neighborhoods, and we all wait anxiously to see who added a new piece of decor, if the new neighbors down the street will hang lights at all (of if they're a bit of a Scrooge), and who has the best display in your subdivision. Here in Winter Haven, there are some pretty impressive displays to live up to, and light hanging has even become a competition in some neighborhoods. However, as fun as hanging Christmas lights can be, all of us at EZ Roofing Systems cringe each year as we pass various displays that are likely going to cause long-term issues once the lights come down and the spring rains roll in. Why?

Well, Christmas lights (and other decor) can lead to damage to your shingles, or even the roofing underneath, if not placed correctly. While there is no one "right" way to put together an outdoor Christmas display (we love everything from a giant inflatable Rudolph to a classy white lights and greenery arrangement), there is a right way to hang decorations. Keep these tips in mind as you finish up your decorating this season!

No Running...or Walking, Sliding, or Jumping

With (typically) one level, and relatively flat roofs, Florida homes are prime candidates for having homeowners walk on the roof when hanging lights and decor around the holidays. However, this is a bad idea for multiple reasons One, it's dangerous for you! Serious injuries are reported every year due to people slipping and falling while hanging lights on their roof. Loose granules from aging shingles, residual moisture from wet weather, or even a slight misstep can send you sliding right off the edge. A second reason to avoid actually climbing onto your roof for light hanging is the risk of damage to your roof. The extra weight, your footwear, etc. can damage shingles, gutters, flashing, or other parts of your roof and that can lead to extensive damage later on. When hanging lights, it's best to stick to a solid ladder, and use a buddy system to assist in handing up materials and offering support from below.

Invest in Quality Clips

Never, we repeat NEVER, should you nail or screw Christmas lights directly into your roofing. The holes left behind can allow water to seep in, causing major leaks and water damage when the next rainstorm hits. Not only that, but holes left in your home are great places for pests to sneak in as well! Instead, purchase clips made to attach to the edge of your roof without causing damage. If you choose quality clips, they can be used year after year, and will make your display easier to put up, and safer for your roofing materials.

Stay Grounded...Literally

We know it's tempting to outdo the neighbor by placing a giant Santa, sleigh, and 8 reindeer on your roof, but it's really not a good idea. Avoid placing decor on your actual roof (other than lights) since the weight can cause damage, the friction could potentially loosen and ruin shingles, and the necessary supports used to attach it to the roof could cause the same issues mentioned above (screws, nails, etc.). Instead, keep your larger displays at ground level, and leave the roof to shine on it's own.

Getting to Know Your Roof

Other than the annual hanging of the Christmas lights, and the post-hurricane checks us Floridians have to do following a storm, have you ever spent any quality time on your roof? Chances are, the answer is "no,” because the majority of homeowners don't like the glaring sun, the height, and the risk involved with being on top of their house. We understand, which is why we're here for you when it's time for a roof inspection, repair, or replacement. However, just because you don't want to hang out on the roof for fun, you shouldn't let this stop you from getting to know your roof. After all, knowledge is power, and understanding the parts of your roof and what they do is a great way to be able to carry on an educated conversation with your roofer, and will help you determine if a shady roofing contractor is trying to pull the wool over your eyes.

The key components to most roofs are...

Sheathing (also known as Decking) This encloses the roof framing structure and gives roofers a base for nailing shingles into. It's usually made of plywood (at least 1/2 inch thickness).

Fascia These are the boards that run along the edge of your roof (aka eaves).

Saddle Have a chimney? The saddle is located behind the higher side of your chimney (or other "high point" or projection from your roof) to help direct water flow during heavy rains. Without these, water could cause big problems for your roof.

Underlay Membrane This is like a "skin" that goes between the roof decking and the shingles. The underlay protects the shingles from any substances released from the plywood decking (like resin) and it protects the decking from any potential leaks that sneak past the shingles during wet weather.

Does Color Matter? The Relationship between Shingle Colors and Your Roof

So the time has come to replace your roof, you've contacted your preferred roof contractor (if you're in the Winter Haven area, we hope it's us!) and now you're clear and ready to go, right? Not necessarily. Once you choose your roofer, you'll need to work alongside their team to decide on the type and color of shingles (and other roofing materials) you'd like for your new roof. Many neighborhood HOAs in Florida give homeowners a limited list to choose from, but even within a small color palette the decision can be hard. Perhaps the biggest question one must ask is, does the color of your shingles affect their function, or is it simply a cosmetic choice? 

This answer is still up for debate with some roofers, but there are a few facts to consider: 

First, light colors are scientifically proven to reflect light and heat. If you follow this line of thought, that means lighter colored shingles reflect more light, absorb less heat, and leave your roof (and the home underneath it) cooler. What does this mean for you as the homeowner? Less heat means your AC doesn't have to work as hard to cool your home, thus lowering your energy bill over time.

Additionally, if lighter colored shingles absorb less heat and reflect light, it would seem that they last longer (cooler shingles = less molecular activity and therefore less wear and tear). However, studies have yet to show any significant difference in the lifespan of light shingles vs. dark. so you shouldn't make this your primary deciding factor when choosing a new roof color. 

Finally, regardless of which color you choose, ALL roofers will stress the importance of proper ventilation for your roof under our shingles. Proper ventilation prevents, moisture issues, allows for air circulation to cool your roof during the continual exposure to UV rays and heat from the sun, and will ultimately result in better performance by your roof all around. Unexpected Risks to Your Roof

While we do get more than a fair share of rain each year and that causes many homeowners to call on us for roof repairs or replacements, there are, in fact, other risks to your roof that you might not expect. Knowing what poses a threat, and how to mitigate it, means you won't be left holding the bill (and a bucket for catching water) when you need an emergency roof repair. 

Squirrels

Squirrels (and sometimes other rodents) can actually cause catastrophic damage to your roof if they aren't noticed and removed quickly. Squirrels will chew through portions of your roof to utilize insulation for building their nests, taking advantage of the warmth in your attic (especially during the cooler seasons), and enjoying any fun treats you may have stashed away in storage. Once you have a family of squirrels established in your attic, it gets even more difficult to remove them and keep them away, so if you notice squirrel damage and hear some unnerving noises coming from above, it's time to call us, and your local exterminator! 

Dirty Gutters 

Gutters are ordinarily a huge asset to a roof, as they help to direct water away from the roofline and to the ground below where it can be carried away from the house by pipes and drains. However, when gutters aren't regularly cleaned and maintained, they can gather a buildup of leaves, dirt, moss, and other organic matter. As that gets saturated with rain water and starts to decompose, and then more layers fall on top, it gets quite heavy, and can eventually start to pull the gutters away from the supports. Not only is that bad for your home and roof since it leaves nail holes and other potential wood damage, but it also leaves your roof without a systematic way to move water where it needs to go, so ongoing water damage could becoming a problem. Keeping your gutters cleaned, or investing in a gutter guard system, is a great way to take care of your roof at the same time.

What to Expect When We Inspect: Points of A Common Roof Inspection

While most people know what to expect when they hire a home inspector before buying or selling a home, when it comes to having your roof inspected by a roofing contractor, the details might be a little less clear-cut or well-known. Roofing contractors can vary in their approach to inspecting a roof, but for the most part, there are general points checked on every roof. Here's what you can expect when you hire a professional to perform a roof inspection on your house: 

  • We'll check the interior of your roof by going up into the attic (if there is one) and checking ceilings throughout the home for signs of water damage and leaks. Often we'll also examine your insulation and ventilation as well, and we'll be keeping a close eye out for any signs of wood rot or mold thanks to hidden moisture. 
  • We'll look at the gutters on your home to check for any areas where they could be leading to roof damage or excess wear and tear, and we'll look for higher-than-normal amounts of granules gathering in the gutters after being washed down (this can be a sign it's time for new shingles).

We Love Polk County: How EZ Roofing Systems is Giving Back

We are quickly approaching the 1-year anniversary of Hurricane Irma here in Florida, and while we might not be along the southern coast of Florida (where the state was hit the hardest), Polk County sustained its fair share of damage from the storm, and there are families and businesses still attempting to rebuild and recover. It was estimated that over 18,000 structures sustained some sort of damage in Polk, with some being completely destroyed altogether. From churches, schools, and local organizations, to people's homes and livelihoods, our county was affected in a big way. However, the heart of Polk County also shined through during this hard time, as neighbors came together to help one another in the biggest time of need. Those with power opened their homes to friends and neighbors, offering AC, a fresh cup of coffee, laundry facilities, and a place to find respite. Restaurants, shelters, churches, and other large-scale spaces also opened their doors, welcoming in those who had nothing left. We saw businesses and individuals out sacrificing their own time and resources to clear trees, repair homes, etc., and selfless actions like these are what make us proud to be part of this community. 

It was during this time that we at EZ Roofing Systems got a firsthand look at just how much suffering was going on in our area, as we headed out to repair overwhelming numbers of homes and buildings, and were able to see just how much individuals and groups had lost in this storm. It sparked our desire to give back in some way, and that's where our cruise giveaway started. We wanted to brighten the year of at least one deserving neighbor, and thank them for supporting our business even during their biggest time of need. This past spring, we were honored to open the giveaway on our social media platforms, and were thrilled to have such a huge response. On April 2nd, we drew our winner's name, and got the joy of announcing to Ashley Haas that she and a guest would be heading to the Bahamas on us! It was wonderful to feel, in some small way, that we were brightening our community with this giveaway.

Signs of the Season: Prepping Your Home for Hurricanes

Residents in Central Florida celebrate many of the same seasons and holidays that our northern counterparts do, albeit with some minor modifications (like wearing flip-flops to Christmas dinner.) However, there is one season that is pretty much limited to seaside residents, especially Floridians since our beloved Sunshine State is surrounded by water on three sides. 

Any idea what season we're taking about? 

Yep, it's hurricane season. Hurricane season typically runs from June 1st to November 30th. While these dates aren't absolute, they are a pretty accurate estimate of when hurricanes typically roll through the Atlantic and/or into the Gulf. Preparing your home, and yourself, for a hurricane is wise if you live near the water, and even if you don't! We all learned from last year's Hurricane Irma that even Polk County is at risk of severe damage from hurricanes, regardless of our central, inland position. Failing to prepare results in hardships for you and your family, and can have extensive consequences. So, how do you prepare for potential storms that might hit us this season? 

1. Review Your Insurance (and/or Your Lease)

If you rent your home, or live in an apartment-type situation, you need to take a close look at your lease for any hurricane-related details and provisions. If you have personal property damage due to a hurricane, and are assuming your landlord's insurance will cover it, you could be left out in the rain (literally and figuratively!). Make sure you ask questions, and are fully aware of what is/is not taken care of in the event of a natural disaster. 

If you own your own home, you need to review your insurance policy closely, and do a thorough look through the hurricane portion of your coverage plan. Additional policies can be added on to cover your home and property, but might not be necessary based on your main insurance policy. Speak with your insurance advisor and make sure you are ready for whatever comes your way. 

2. Batten Down the Hatches (Prepare Your House!)

There are a few things you can do to give your home a helping hand in withstanding a hurricane or any other strong storm. This includes: 

  • Take down any decor that could be blown away in a storm, such as flags, lawn decor, outdoor furniture, etc. Large items (like trampolines) should be taken down if possible, but if not, they need to be anchored and secured. 
  • Check your shingles. This seems like a minor detail, but shingles are often not secured down in such a way to stand up to hurricane-force winds. If you notice loose edges, shingles that have already come loose, etc., you need to call us ASAP!
  • Secure windows and other glass panes (like french doors) with wind-resistant shutters. Basic plywood also works for this. Make sure that whatever you choose, whether shutters or plywood, is strong enough and secure enough to resist not only the wind, but also flying debris. You can test this by leaning against them and seeing if they "give" at all. If so, they won't be strong enough to hold up. 
  • Secure additional openings that are considered "weak points" such as doors, garage doors, etc. Garage doors usually have a "lock" on each side, and fastening these can give some extra support against the wind. If you really want to keep them standing strong, you can reinforce them with wood planks much like the rest of the windows and doors of your house.  

3. Protect and Prepare Yourself 

Protecting yourself, and making sure you're taken care of, during a hurricane is just as important as your home! Make sure you...

  • Follow any evacuation orders that are issued. Don't ignore the warnings of danger! 
  • Stockpile for the storm if you're not evacuating. This means keeping enough water on hand for several days (for each person in your family) in addition to non-perishable food and other basic necessities of your family (medications, diapers, wipes, etc.).
  • Fill up your bathtub with water before the storm is due to hit. In the event that you lose water, this gives you a supply of water for flushing toilets, and other tasks that would waste your clean drinking water. 
  • Have plenty of lanterns and batteries, or candles, on hand. 
  • If you have a grill, or a camp stove, make sure they are ready and in working order (and that your propane tank is full!). These can be invaluable in the event that you lose power for several days and need to cook food to keep it from spoiling in the freezer or fridge. 

4. Know what to do during the actual storm! 

Obviously, you should STAY INSIDE, but you should also avoid going near windows and doors during the actual storm itself. In the event that one did break, or fly open, you could be in its path and that could be deadly with the amount of force caused by the wind gusts. Additionally, close as many doors in your home as possible. It sounds silly, but even interior doors can help stabilize your home. The more you can "break up" any wind that makes it into your home, the harder it is for the gust to blow through completely and take off your roof. Your best bet is to find the most interior room in your home that has few or no windows to the outside, and hunker down until the worst of the storm is over with your flashlights, your phone, and your radio.

Finding the Right Fit: Tips for Choosing a Roofing Expert

It goes without saying that a roof is a very important part of your home. In fact, your house wouldn't even BE a home without a roof overhead, since it offers shelter, protection from elements, insulation from the heat or cold weather, and basically, it just tops off your home (pun intended). Here in Central Florida, those aspects are key, since we have extreme heat and excessive sunshine, and we also endure heavy storms and rain during the summer months. Add in the threat of hurricanes and you see just how important a roof is for Florida homes, and how vital it is that homeowners maintain their roof and replace as needed to protect their investment in their house. 

Maintaining and replacing a roof though is not a wise DIY option. Roofing is not something you just pick up and learn as you go. An oversight, no matter how small, could result in major damage to your roof and long-term issues. Additionally, choosing a roofing expert affects your insurance, since using someone unqualified (including yourself) can mean loss of coverage, or failure to process a claim in the event of an accident or problem. 

So, how should you choose a roofer? 

Licensed and Insured.  This is, hands down, the most important part of choosing a roofer. Ask for those licensure numbers, and check them twice. If your roofer has the proper license and certifications, he or she will (usually) have the appropriate insurance as well, but it's always wise to check. These requirements protect you in the event that something goes wrong, or your roof has issues down the line. 

Experience. Much is learned through hands-on experience, and while a roofer who is new to the field can still do a great job, there is something reassuring about using a provider who has extensive experience. Look for a roofer who has been in business a long time, has experience in a variety of areas (not just maintenance for example, but also in roof repair and replacement), and is very well established in your community. 

Referrals.  Proof of the experience mentioned above comes through referrals. If they aren't provided up front, request referrals from your chosen rooferbefore you sign the deal and let him or her begin work on your home. Hearing from other customers firsthand lets you know what to watch out for with a particular roofing expert. Perhaps your prospective roofer does high quality work, offers great pricing, but is a little slow on the billing and paperwork side of things, or maybe they have crisp, efficient billing and work methods, but their personal demeanor is distinct and doesn't mesh well with everyone. Hearing things like this from others who have used a particular roofer can help you make an informed decision that you can feel confident in.
