So, can shingle color actually make a difference? 

The answer is still up for debate among many contractors, but here's some important information to consider:

Light colors are scientifically proven to reflect light (and therefore heat). Theoretically that means lighter colored shingles reflect more light, absorb less heat, and leave your roof (and the home underneath it) cooler. What does this mean for you as the homeowner? Less heat means your AC doesn't have to work as hard to cool your home, thus lowering your energy bill over time. It would also stand to reason that they last longer (cooler shingles = less molecular activity and therefore less wear and tear). However, studies have yet to show any significant difference in the lifespan of light shingles vs. dark. so you shouldn't make this your primary deciding factor when choosing a new roof color. 

Finally, regardless of which color you choose, ALL roofers will stress the importance of proper ventilation for your roof under the shingles. Proper ventilation prevents, moisture issues, allows for air circulation to cool your roof during the continual exposure to UV rays and heat from the sun, and will ultimately result in better performance by your roof all around. In Florida, roofing materials typically have a lifespan of about 20 years, if maintained (we'll discuss that more below) and if the home you're looking at is older than 20 years, or if it's approaching its 20th birthday, it either has a recently replaced roof or will be in need of a new one soon. If it hasn't been repaired or replaced you need to take this into account with the asking price of the home. If it was replaced, ask for paperwork from the contractor who completed the job, or at the very least, the name and contact info of the contractor. If they hired a local handyman off the street and was responsible for the job, there's a chance it wasn't up to code, and you could be facing a future of issues and be jumping right into a "money pit" once the home is yours.

Finally, you need to know if the roof has been maintained and what has been done to ensure its longevity. Inspections, repairs when needed, and other routine maintenance tasks are a good sign that the previous homeowner cared about the house and any existing issues are likely known about already. However, if the roof has never received any type of maintenance or inspection, make sure your own home inspector gives it a thorough check before you consider purchasing the home. Having a quality roofing inspector is key for this job, as they know telltale signs of up-and-coming problems with your roof, as well as any poorly constructed repair work, areas that will fail, and so forth.

Whenever a homeowner sees water in an unexpected or unwanted place in their home, panic is usually the first response. Moisture Damage Above A Shower or Bathtub

If it's a small leak, it can take time for the damage to present itself, and might not look like a catastrophic flood that you'd expect from a roof leak.

Water Stains Under Bathroom Floors

Again, while the most likely culprit is a leaking pipe, shower floor/drain, or poorly installed materials in a bathroom, water staining on the ceiling below any upstairs bathrooms (or kitchens for that matter) could actually be due to a roof issue if you come up short on answers after all other contractors have taken a look. If your roof is leaking, water won't always make a straight trip downward. It will take the path of least resistance, and depending on the setup in your attic or the space directly under your roof, it could end up traveling to an outside wall or along pipes/ductwork and make it's way down to your ceiling. Again, this scenario isn't the most likely, but it is possible, and important to know.

Floor Leaks

If you find water on the floor but no damage on the ceiling, it can't possibly be from your roof...can it? Actually, it can. As mentioned above, water will take the easiest path downward thanks to gravity, so if you have a roof leak, specifically if it's near an exterior wall, the water could in fact come down and find it's way out along floor boards in the lowest level of your home. Mistakenly identified as a pipe leaking in the wall, or worse, a cracked foundation leaking up through the floor, these sneaky leaks could cost you a lot in exploratory work, which is why you need to know to call in the pros to check the roof before you start cutting into walls and ceilings.

The best way to make sure your roof is in the best shape possible, and unlikely to be the culprit of surprise leaks, is by investing in annual roof inspections and maintenance. So, you're ready to invest in a new roof and it's time to start shopping around. • A brief meeting before jumping into the work. A roofing repair or roof replacement is a major job, and requires planning and discussion before getting started. A quality roofer will discuss your options, mention any complications that your unique roof presents, and help you formulate the best, most cost-effective plan to get your home back in shape. If a roofing contractor fails to bring up features like sky-lights, solar panels, specialized gutters (such as those found between attached pool screens and your roof), and other add-ons or structural details that impact the roofing materials directly, it's not a great sign. Central Florida has its fair share of risks when it comes to your roof. Scorching sun through most of the year, heavy rainfall during our "wet" season, and the annual risk of hurricanes are just a few of the many ways your roof can sustain damage and/or extreme wear-and-tear over time. However, there is another risk to your roof that is year-round, yet little is known about it, so few homeowners are prepared to protect themselves and their roof. 

We are talking about rodents. Specifically, we are talking about Roof Rats, also known as Palm Rats, Black Rats,Ship Rats, or House Rats. Not only are they a nuisance, disease-carrying species, but they are one of the leading rodent pests in Florida, and cause thousands of dollars worth of damage to people's homes each year. How? 

Well, first you have to understand a little about the lifestyle of this rat. Unlike some of their relatives who prefer ground-level living, or even below ground hiding places (like sewers), roof rats prefer to spend their days up in the trees, hence the name "Palm Rats.” Fruit is their primary food source, and since Florida is plentiful in fruits of all kinds, they rarely go hungry. Because of this, they are a year-round problem here in the greater Polk County area, with our own nearby city of Tampa being named as one of the top cities in the US with roof rat infestations in recent years. 

So, what should you expect when it comes to roof rat damage, and how can you protect yourself? Roof rats can fit through spaces you wouldn't expect, sometimes as small as 1/2 inch diameter (depending on the size of the rat of course). This means they can sneak into attic spaces and set up their home, destroying HVAC ductwork, wires, cables, and insulation in the process. If they can't find a pre-existing space to fit through and gain access to your home, they can chew their way in, leaving your roof vulnerable to the elements and presenting secondary issues like water damage, further infestation of other pests, etc. Once you have roof rats, getting rid of them is a costly and lengthy process, requiring the help of professionals in most cases. The best way to prevent roof rats in the first place is by taking the following measures: 

Keep all trees and shrubs trimmed back away from the perimeter of your home. Trees with branches extending over, or nearly touching, your roofline are the primary way that rats (and other creatures) gain access to your roof. Take away their opportunity! Stay vigilant when you are in your attic. Watch for any signs of things being amiss, such as rodent feces, insulation being strewn in places it doesn't belong, items in your attic being chewed, and so forth. By catching signs of activity early, you can potentially get help before the infestation becomes severe. Invest in routine roof inspections by a professional. Semi-annually, or at the very least, annually, invest in a thorough roof inspection by a local professional. The key components to most roofs are...

Sheathing (also known as Decking) This encloses the roof framing structure and gives roofers a base for nailing shingles into. It's usually made of plywood (at least 1/2 inch thickness).

Fascia These are the boards that run along the edge of your roof (aka eaves).

Saddle Have a chimney? The saddle is located behind the higher side of your chimney (or other "high point" or projection from your roof) to help direct water flow during heavy rains. Without these, water could cause big problems for your roof.

Underlay Membrane This is like a "skin" that goes between the roof decking and the shingles. The underlay protects the shingles from any substances released from the plywood decking (like resin) and it protects the decking from any potential leaks that sneak past the shingles during wet weather.

Roof Vents These wooden, plastic, or even metal structures are important for roof and attic ventilation.

Flashing Near seams, such as those found along valleys (the point in your roof between two peaks), around chimneys, or around vents, water can sometimes sneak in since it's hard to get a perfect corner from shingles alone. Flashing serves as a "bridge" to cover these gaps and make sure your roof is truly watertight.

Shingles These are the most obvious part of your roof, and are probably the part you're most familiar with. Shingles come in a variety of colors and styles, and are key in keeping your roof free from water damage. These are also the most susceptible to water and wind damage, and breakdown from continual sun exposure, so you'll likely have to replace this part of our roof at some point as a homeowner.

As that gets saturated with rain water and starts to decompose, and then more layers fall on top, it gets quite heavy, and can eventually start to pull the gutters away from the supports. Not only is that bad for your home and roof since it leaves nail holes and other potential wood damage, but it also leaves your roof without a systematic way to move water where it needs to go, so ongoing water damage could becoming a problem. Keeping your gutters cleaned, or investing in a gutter guard system, is a great way to take care of your roof at the same time.
