Prepping for Hurricane Season in Florida: Threats to Your Roof

Hurricane season has officially kicked off here in Florida, and with Cristobal leaving remnants of rain and humidity here in Polk County, we are all reminded that a hit from a storm of our own could be lurking around the corner. When it comes to preparing for hurricanes, many Florida residents focus on stocking up on supplies, purchasing shutters for doors and windows, and making sure their generator is up and running. Protecting your home from damage is another important aspect of preparation though, and if you don't know the threats to watch out for, your roof could pay the price.

Hurricanes are a unique challenge for your roof with their heavy, sustained winds, and torrential rain. When you add in debris, you could end up with major damage from even a "minor" hurricane. Keep these things in mind when you are preparing this year:

Remove all debris from around your home.

That harmless pile of stakes from your fence project, or your row of flower pots lined up along the back wall of your home could turn into missiles during hurricane-force winds. Once of these objects when picked up and hurled at your roof could not only damage the surface roofing, but could end up penetrating your home and causing water leaks and extensive damage. When you know a storm is coming, bring everything you can inside. Make an effort to keep your property clear of most debris even when a storm isn't on the horizon, so you won't be scrambling when the clouds start to gather.

Look up.

Are your trees looking like something prehistoric? While large, mature trees are a blessing for their shade and their erosion control, they can be dangerous when it comes to storms if they aren't properly maintained. Have your older, mature trees evaluated routinely by professionals and invest in having limbs and dead wood removed as needed. This will not only keep your tree healthier, but will make it less likely to send deadly branches onto your roof during a storm. If the tree shows signs of sickness, it's time to have it removed. A direct hit from a fallen tree will not only destroy your roof, but likely your house underneath as well.

Have water management in place.

We know most Florida homes in residential neighborhoods aren't built with gutters nowadays, but that doesn't mean you don't need them! A good drainage and water management system is key to protecting your roof and your home, especially during heavy rain like that seen during hurricanes and tropical systems. Gutters, french drains, and plenty of healthy grass are great ways to keep your roof and the land around your home draining well and free from water retention.

The best preparation for your roof is routine inspection. Before you are facing down a major storm system, having professionals at EZ Roofing Systems evaluate your roof's condition and make repairs as needed is a smart way to make your roof last longer. If a replacement is needed, they can help you plan for it carefully to make it as seamless as possible. When it comes to roofing in Florida, we make it EZ!

Prepping During A Pandemic: Is Your Roof Hurricane Ready?

While COVID-19 might have our world in upheaval, good ol' hurricane season is just around the corner as usual. While we're all seeking normalcy as much as possible, that's definitely NOT a comforting milestone here in Florida, and just like every other year, it's time for us to think ahead, have a plan, and prepare for the worst when it comes to hurricanes. Prepping definitely involves having stored drinking water on hand, making sure your generator is in good shape and having gasoline ready to go for it if a storm is in the forecast, stocking up on batteries and flashlights, and getting your nonperishable food sources ready to go.

Another aspect of prepping for hurricane season though is having your home ready for whatever storm systems come our way. Perhaps no part of your home’s structure is as easily damaged in a hurricane as the roof. Your roof takes a beating every day from the Florida sun, our excessive rainy season, and our high temperatures for much of the year. When big storms roll through, your already weekend roof won't stand a chance if you don't do your part and invest in proper maintenance and repairs as needed.

EZ Roofing Systems makes sure your roof is ready for hurricanes in one of three ways. We inspect roofing structure and materials for customers first of all, letting us catch small issues before they become BIG problem. If minor damage or discrepancies are found during that inspection, we investigate them further, and if they really are minor, we can do needed repairs and ensure that your roof is ready to face the weather, no matter how severe. If the issues are of a bigger scale though, or if the damage is too extensive for a repair due to age or lack of proper TLC, a full roof replacement might be needed. In this situations, we help you figure out the best options for you. From budgeting to picking materials, the professionals at EZ Roofing Systems are skilled in making your roof replacement experience the best it can possibly be. Even during the current pandemic, we are taking all measures to protect you and our staff, while still giving the fantastic customer service and care we are known for.

Give us a call and schedule your inspection. Make sure you're hurricane ready in 2020.

Finding the Perfect Match: Selecting Shingles for Your Home

Valentine's Day is just a week away, and while singles may be focused on finding the "perfect match" in their love life, for you, the homeowner preparing for a roof replacement, you're probably looking for the perfectly matched shingles you need to get the job done. When it comes to shingles for your roof, all options are NOT created equal. Manufacturers and materials, as well as color, are things to consider when choosing the best possible shingles for your home, and while your roofing contractor will be the one to recommend brands and styles, the color choice usually falls on you (or your HOA!).

So, can shingle color actually make a difference?

The answer is still up for debate among many contractors, but here's some important information to consider:

Light colors are scientifically proven to reflect light (and therefore heat). Theoretically that means lighter colored shingles reflect more light, absorb less heat, and leave your roof (and the home underneath it) cooler. What does this mean for you as the homeowner? Less heat means your AC doesn't have to work as hard to cool your home, thus lowering your energy bill over time. It would also stand to reason that they last longer (cooler shingles = less molecular activity and therefore less wear and tear). However, studies have yet to show any significant difference in the lifespan of light shingles vs. dark. so you shouldn't make this your primary deciding factor when choosing a new roof color.

Finally, regardless of which color you choose, ALL roofers will stress the importance of proper ventilation for your roof under the shingles. Proper ventilation prevents, moisture issues, allows for air circulation to cool your roof during the continual exposure to UV rays and heat from the sun, and will ultimately result in better performance by your roof all around. This is why choosing a qualified roofing contractor is SO important. A poor roof job could cost you thousands over time from water damage, breakdown of shingles and materials, etc.

If you are in the local Winter Haven area, EZ Roofing Systems is here and ready to help you get the very best when it comes to a new roof. We have been trusted by Polk County locals for years, and will work with you to help you meet your needs, desired look, and budget. Give us a call for your quote!

Diagnosing The Damage: Common Roofing Issues and Why They Happen

When it comes to your roof, there are many ways things can go wrong, which is why it's so important to keep up with annual maintenance and inspection, and invest in a quality contractor to make repairs when and if they are needed. However, those repairs are irrelevant if you have someone working on your roof who isn't licensed or experienced, and therefore can't accurately diagnose the issue at hand (and subsequently, repair it). Roof damage is tricky and looks are deceiving. For example, what could look like a simple leak from one small spot could actually be a leak from several feet away and water has caused internal damage and is traveling through to your ceiling.

We've seen a lot in our years up on the rooftop, and that's why we are one of Polk County's top roofing providers. Just a few of the common issues we tackle are...

Erosion of your shingles. Shingles are built to stand up to wind and whether, but over time, even the highest quality material will, and does, break down shingles tend to wear out faster in harsh environments (like the Florida sunshine) so keeping up with them is important when trying to maintain your roof. A telltale sign that your shingles are starting to wear is the "erosion" of the surface. The pebbly, gravely finish starts to wear away, and those little bits wash into your gutters or off your roof entirely. If you notice the surface of your shingles is starting to wash, it's definitely time to give us a call.

Wind damage. Wind damage doesn't always mean a tree through your roof. Even a regular storm season in Florida (with repeated afternoon thunderstorms for several weeks on end) can produce wind damage on your roof. Essentially, it's when shingles that are somewhat loose get blown in the wind and you end up damaged, or even missing, shingles that leave the integrity of the surface layer lessened, and make your roof susceptible to leaking. A roof inspection will count how many of these spots are noticeable, and if the number is high, they'll likely recommend considering a replacement of your shingles and roofing material in the near future.

Gaps and holes. More often than not, gaps or holes in your roof were caused by some outside source. This is typically due to rodent activity, with squirrels and roof rats being the biggest culprits. These creatures are crafty, and they'll chew holes in your roofing material, often along areas where gutters are located or near roof vents, to gain access to your home. Once inside, they can wreak havoc on insulation, wiring, and more. Not only that, but the hole they leave behind in your roof becomes easy access for them AND for water when the next storm comes along. Getting these holes patched quickly (and patched well) is of utmost importance.

While these are the common issues we tend to face, EZ Roofing Systems is skilled at handling jobs of all levels of complexity. Our goal is for your roof to be the best it can be, and we'll go to any lengths needed to diagnose and repair your roof issues, from leaks to shingle repair. Give us a call for your estimate!

A Double Threat: The Importance of A Licensed and Experienced Roofer
connect-316638_640.jpg

When it's time to hire a roofer for your home, the options are usually plentiful. From the local handyman down the street, to the commercialized, big-box store roofing "professionals", you can find people willing to hop up onto your roof and replace shingles, repair wood rot, or offer a full replacement in some cases...but does that mean they're the best choice?

Obviously, there are factors to be considered when hiring a roofer that can greatly impact the job at hand. While we understand that cost is a big factor for the homeowner, going with the cheapest guy available usually means you'll end up with sub-par work, potential insurance issues down the road when that repair or replacement starts leaking, and likely, a bad experience all the way around. However, the most expensive roofer isn't always the top choice either. In reality, more than cost, there are two big requirements to look at when you hire a roofer: licensure and experience.

A licensed roofer is one you can trust, since they have been made to pass a myriad of different criteria before acquiring that licensure. Additionally, a listened roofer is usually an insured roofer (the two often go hand in hand) which protects you and your home from damages and/or injuries of the roofer and his team. Licensure alone though doesn't necessarily guarantee a great outcome. A brand new roofer can receive his license, but if you have a particularly tough roofing issue to tackle, he might be a little off put by it and have a hard time coming up with the best solution. That's where experience comes in. An experienced roofing provider has a wide variety of clients backing him or her up, and can offer you a list of references from previous customers. These references not only give you a glimpse of the customer service provided by the roofing contractor, but also give you an idea of what types of jobs he or she has handled in the past. The more experience, the better.

EZ Roofing Systems is proud to be both licensed and insured here in Florida (CCC1328107), and with years of experience under our belts, we are able to provide comprehensive roofing services to the greater Polk County area. When it's time for a roof replacement, or when a leak comes your way, Bob the Roofer is the one to call first. We make your roof problems just a little bit "EZ"er.

When Temperatures Go Up, Keep Your Costs Down

Summers in Florida are known to be hot, but the temps don't necessarily fall off once that calendar switches seasons. Our year-round warm weather and excessive sunshine means we deal with some unique issues that our northern neighbors probably don't face, including the astronomical costs of running your AC year round and trying to keep your home at least moderately comfortable. While keeping your HVAC system in good shape and investing in routine repairs and maintenance is important, your house itself can actually play a big part in temperature control as well.

Try investing some thought into these options if you're struggling to keep your home cool (while staying within your budget) this year:

  • Insulate! Insulation is a big part of keeping your home's temperature steady. In cooler weather, that means it's job is to keep heat in, but during the warm months (or all year long here in our area) it helps keep hot air out. Doing this so your AC won't be competing with the high outdoor temperatures creeping in and minimizing the cool air it's working hard to produce. If you're building a home, consider putting the money in for additional insulation (your contractor can help you with this) but if you're in an older home, you have options too! Professionals can spray foam insulation into existing walls, and can help you improve your home's temp management without ripping apart your home's interior.

  • Watch those windows. In this case, it's a GOOD thing to throw shade...as long as it's at your windows. Sunlight translates to heat, and that is coming into your home for hours each day. While natural light is a good thing, direct light streaming into your home could be doing more harm than good. Watch the pattern of when the sun is hitting certain windows directly, and take time to close your blinds during those times so you're minimizing the heat transfer into your house. Even better? Purchasing light and heat blocking curtains can lower overall temps in your home, so your AC unit will be working less (and saving you $$$).

  • Get a cool roof. No, we aren't talking about style (although, we do recommend keeping up curb appeal by choosing your roofing materials wisely). We literally mean a cool roof, aka, one designed to reflect heat and keep your home's interior cooler during the day. On average your roof's temperature can be 50-90 degrees hotter than the air around it! Imagine that heat working its way into your home. New "cool" roof options that use materials like reflective paint, reflective sheeting, or even specialized shingles are a great way to keep your home's temp comfortable and your energy costs lower.

EZ Roofing Systems can help you with that! If you have questions about upgrades for your home's roof, are facing a roof replacement, or simply need routine inspections and occasional repairs, we're Winter Haven's choice! We serve the greater Polk County area with quality customer service and are licensed and insured so you know you're protected and can trust us to give you the very best in the business. House-Hunting: Advice from Your Local Roofing Pros

The real estate market is booming right now, and many Florida homeowners are perking up at the estimated return they could get on their current home and deciding to sell. Whether the move is to upgrade, to downsize, or simply for a change of scenery, there are many important factors to consider when looking for and buying a new home. While many of these vary from person to person, there are some overarching characteristics that should be looked for in a new potential house, and knowing what to look for (and where to look for it) and asking the right questions can save you a lot of money and stress after you sign on the dotted line.

From a roofer's perspective, buying a home starts at the top...literally. A home without a solid roof is pretty sure to be a problem from the start, as roofing issues tend to lead to water problems, potential mold, pest problems, and more. So, what should you look for, and what kinds of questions do you need to have ready for your realtor or the home's seller when you go on the hunt?

First, you need to look for any signs of water damage. While especially true of ceilings, water damage noticed on walls and floors is also pertinent as a roof leak could present itself in a variety of locations depending on where exactly a leak originates and what the pull of gravity is from that point. If you noticed water staining or evidence of water damage, take note of it, and demand an answer. If a homeowner or realtor seems vague or you aren't able to get a clear answer, walk away.

Additionally, you have the right to know if the roof has ever been repaired or replaced, and if so, who did the work. In Florida, roofing materials typically have a lifespan of about 20 years, if maintained (we'll discuss that more below) and if the home you're looking at is older than 20 years, or if it's approaching its 20th birthday, it either has a recently replaced roof or will be in need of a new one soon. If it hasn't been repaired or replaced you need to take this into account with the asking price of the home. If it was replaced, ask for paperwork from the contractor who completed the job, or at the very least, the name and contact info of the contractor. If they hired a local handyman off the street and was responsible for the job, there's a chance it wasn't up to code, and you could be facing a future of issues and be jumping right into a "money pit" once the home is yours.

Finally, you need to know if the roof has been maintained and what has been done to ensure its longevity. Inspections, repairs when needed, and other routine maintenance tasks are a good sign that the previous homeowner cared about the house and any existing issues are likely known about already. However, if the roof has never received any type of maintenance or inspection, make sure your own home inspector gives it a thorough check before you consider purchasing the home. Having a quality roofing inspector is key for this job, as they know telltale signs of up-and-coming problems with your roof, as well as any poorly constructed repair work, areas that will fail, and so forth.

EZ Roofing Systems is proud to serve the greater Polk County area as one of the best roofing contractors in the Central Florida region. Our goal is to see you be successful in your house hunt, and by offering our inspection services and quality repair/replacement options, you can buy with confidence. A Case of Mistaken Identity: Leaks in Your Home That Could (Secretly) Be Coming from Your Roof

Whenever a homeowner sees water in an unexpected or unwanted place in their home, panic is usually the first response. After all, it's common knowledge that water damage, even in small amounts, can be responsible for long-term issues like mold and mildew, degradation of materials (like wallboard and studs), and even destroy large portions of your home over the years. Because of this, water leaks are a frequent culprit of emergency calls to plumbers or contractors, and while they are often the right people to call, sometimes a leak might not be as it appears.

Here are some common household issues and leaks that just might (unexpectedly) be coming from your roof:

Moisture Damage Above A Shower or Bathtub

While it's easy to immediately blame the wet environment (which more often than not is accurate), damaged drywall in a bathroom or area exposed to frequent moisture might not always be coming from the inside. Sagging, cracking, water staining, etc. could be coming from moisture damage tricking down from a hidden leak in your roof. Moisture can drip and eventually find its way through attic flooring and/or insulation and travel down to the ceiling below. If it's a small leak, it can take time for the damage to present itself, and might not look like a catastrophic flood that you'd expect from a roof leak.

Water Stains Under Bathroom Floors

Again, while the most likely culprit is a leaking pipe, shower floor/drain, or poorly installed materials in a bathroom, water staining on the ceiling below any upstairs bathrooms (or kitchens for that matter) could actually be due to a roof issue if you come up short on answers after all other contractors have taken a look. If your roof is leaking, water won't always make a straight trip downward. It will take the path of least resistance, and depending on the setup in your attic or the space directly under your roof, it could end up traveling to an outside wall or along pipes/ductwork and make it's way down to your ceiling. Again, this scenario isn't the most likely, but it is possible, and important to know.

Floor Leaks

If you find water on the floor but no damage on the ceiling, it can't possibly be from your roof...can it? Actually, it can. As mentioned above, water will take the easiest path downward thanks to gravity, so if you have a roof leak, specifically if it's near an exterior wall, the water could in fact come down and find it's way out along floor boards in the lowest level of your home. Mistakenly identified as a pipe leaking in the wall, or worse, a cracked foundation leaking up through the floor, these sneaky leaks could cost you a lot in exploratory work, which is why you need to know to call in the pros to check the roof before you start cutting into walls and ceilings.

The best way to make sure your roof is in the best shape possible, and unlikely to be the culprit of surprise leaks, is by investing in annual roof inspections and maintenance. By getting a yearly "check-up", you don't have damage going unnoticed for long periods of time, and anything that does go wrong with your roof can be repaired before it leads to bigger problems on the interior of your house. EZ Roofing Systems has all of your needs covered, from quick and efficient inspection, diagnostic and repair services, to full roof re-do and installation. Give us a call for your estimate!

Thinking About Using An Unlicensed Contractor? Better Think Twice
banner-1165975_640.jpg

So, you're ready to invest in a new roof and it's time to start shopping around. You could hire the local handyman that lives two streets over, or you could take the time to research local licensed professionals. While the choice seems simple, you'd be surprised how often people opt for the former. Why? It's "cheaper", it's "faster", and it's "really the same work" so there's no difference, right?

WRONG.

We'd like to point you to an example for just a moment. Take time to think about a wedding. Sure, a bride could just head down to the local grocery store, ask for a cake, and hope for the best. She could ask her cousin's friend's aunt's babysitter to take the photos for a very affordable price, and she could simply call up a few friends and neighbors to bring food to share with a large group, call it a "potluck reception" and be done. Chances are, if you heard of a bride actually doing these things, you'd caution her against it. Everyone knows that taking time to search out quality professionals in each field, asking for references and a portfolio, and following the motto "you get what you pay for" is often true when it comes to weddings. Why, then, do we think it's any different when it comes to our homes?

Licensed contractors offer a huge array of benefits not provided by their handyman counterparts, and while we respect the work that handymen do in many areas, when it comes to your roof, anything less than a licensed and insured roofing contractor will be a huge mistake. Not only can you actually negate your homeowner's policy if you allow someone unlicensed to work on your roof, but you can end up with huge liability issues, damages that come out of your pocket and (most likely) sub par work in the end. What do licensed contractors have to back them up?

  • Insurance. Policies protect the contractor AND you in the case of an accident or in the case that the work is less than satisfactory.

  • Contracts. These legally binding documents make sure you do, in fact, get what you pay for.

  • Legal payment plans ONLY. A licensed contractor can legally only ask for 10% of the total projected cost, or $1,000, whichever is less. If you have a contractor asking you for full payment up front, or for several thousand in "deposits", RUN AWAY!

  • Industry knowledge. Since licensed contractors must stay up to date on all the current legalities, practices, AND trends in the industry, they will be able to give you the highest quality in roofing work at the best possible price.

Don't make the mistake of trusting your roof to someone who could leave you in worse shape than you started in, holding bills and staring up at a leaking roof. Take time to find a local, licensed roofing contractor. Residents in and around Winter Haven trust EZ Roofing Systems to provide all of their roofing needs, from insurance inspections and general maintenance to repair and roof replacement. If you're in the area, give us a call for your free estimate!

They Did WHAT!? Warning Signs When Hiring a Roofing Contractor

One of the most problematic, and most expensive, parts of your home is the roof. For good reason, as your roof protects the entirety of your home from wind and weather, and is responsible for shielding you over a long span of time. Unfortunately, that span of time is significantly shortened if you've received a poorly constructed roof, or had repair work done by a less-than-professional "contractor." It's important to know what to look for (and run away from) when hiring a roofing professional to take care of your home. We've seen many homeowners be left holding bills they weren't expecting, with a roof still not repaired, while the supposed contractor is long gone and nowhere to be found.

Look for these tip-offs that something isn't quite right when you hire your next roofing contractor:

  • Requiring YOU to gather the needed paperwork for the job. Pulling building permits should always be done by the contractor, and if he or she refuses to get them, it's a likely sign that they are not licensed and/or insured. This means you, the homeowner, would be liable for unforeseen expenses, wasted materials, injuries on the job, etc.

  • No proof of insurance or certifications. A quality roofer will ALWAYS be ready and wiling to present you with paperwork proving their credibility, and in many cases, it will be given to you before you even ask for it. If you request proof of credibility and your contractor in question can't, or doesn't, offer it immediately it's a big red flag that something isn't right.

  • A brief meeting before jumping into the work. A roofing repair or roof replacement is a major job, and requires planning and discussion before getting started. A quality roofer will discuss your options, mention any complications that your unique roof presents, and help you formulate the best, most cost-effective plan to get your home back in shape. If a roofing contractor fails to bring up features like sky-lights, solar panels, specialized gutters (such as those found between attached pool screens and your roof), and other add-ons or structural details that impact the roofing materials directly, it's not a great sign. Roofing conversations were not meant to be short and sweet...if they are, you might want to keep hunting for the right roofer.

Winter Haven area residents have no need to worry about these warning signs, because EZ Roofing Systems provides the very best in roofing maintenance, repair, and replacement and we have the reputation to prove it. Find A Roofer with HEART: Why EZ Roofing Systems Is Winter Haven's #1 Choice!

Life is full of choices. Some, like choosing what to wear or choosing where to go for dinner, don't carry heavy consequences. Sure, wearing a dressy jacket on a day where temps hit 95 might not be the smartest choice but at the end of the day you'll be home and back in your shorts and t-shirt. Picked the wrong place for dinner? There's always breakfast coming in the morning! Some choices in life though have long-lasting, and sometimes expensive, repercussions and require much thought and research before being made. Picking a roofer is one of those choices.

Having your roof repaired or replaced is a big deal, because it not only affects the structural integrity and weather resistance of your house, but it also affects your insurance policy and resulting coverage. The wrong roofer could be a BIG problem, but how do you know which one to choose when there are a host of options online offering free quotes, major discounts, quick turnaround service, and other flashy deals?

Well, we think it's easy: just find a roofer with HEART! What does that mean? Well, it simply means you need to find a roofer that is...

Honest. Honesty is a huge deal when choosing any type of contractor for home repairs or upgrades. It's easy for those who know the field to take advantage of unsuspecting clients since many homeowners don't know much about the particular repairs or replacements they're facing, and therefore won't know an accurate price point to use as a comparison for quotes they receive from service providers. A roofer with integrity will always give an accurate quote without expensive markups and inflated prices just because a homeowner doesn't know better. EZ Roofing Systems believes in honesty as the first and foremost goal of our business, and our past clients can attest to this!

Experienced. Yes, education and training are important in all fields, but experience is as vital to success, if not more so. Knowing how to apply knowledge, how to think outside the box, and how to problem solve are just a few things learned through on-the-job experience. Asking your roofers in question for references and a list of previous experience is completely acceptable and actually a smart decision. If they refuse to give it, FIND SOMEONE ELSE!

Affordable (but not cheap!) This is a tough one but an important point to bring up. We understand that as a homeowner you want to keep things within a certain budget, and our main goal is to help you do that when we come out for projects of any size. However, choosing the "cheapest" offer on the table isn't always the best choice when you're comparing roofers. Sometimes, "cheap" can entail more than just the price tag, and you'll be let with subpar work and poorly made materials...NOT what you want for your roof. Always do your research about the average pricing for roof work in your neighborhood, and consider asking nearby neighbors and/or friends what they paid for roof work done in the (recent) past. This will give you a scale to work with, so you know how roofers match up.

Reputable. Reputation (a.k.a. "word of mouth") is a great way to find providers, and this is definitely true of roofing contractors. People like to talk, and if you know where to look, you can get a whole list of references without having to make a single phone call. Google reviews, Facebook, Yelp, LinkedIn, and home improvement/home services websites (think Angie's List) are a great place to look for reviews from customers just like you, and since they can't be altered by the company in question, you know you're getting a (relatively) honest opinion of the quality of work, customer service, etc.

Trained. This is another tricky one, but in general, a good roofing contractor will have some list of qualifications and/or training they can provide to help you feel more confident in their skills. Training, experience, and references all work closely together though so be sure to do a thorough investigation of a roofer before you completely discredit them based solely on where they received their education or what type of training they received.

EZ Roofing Systems is proud to offer Polk County quality roofing services and plenty of HEART with every shingle we place and every repair we make. Time for Something New: Signs That You Need a New Roof in 2019
roof-truss-3339206_640.jpg

Happy New Year from EZ Roofing Systems! As we face 2019 before us, many are committing to making changes in the next 12 months to positively benefit their lives, from health and wellness goals, to improving relationships, and everything in between. A common phrase used around this time is, "new year, new me", but what if YOU aren't the only thing that needs to be made new this year?

Have you peeked at your roof lately?

On average, a roof needs to be replaced with new materials every 15-20 years, depending of course on where you live, what type of roof you have, the environment around your home (woods, coastline, etc.) and what type of maintenance you've kept up with. Even in ideal circumstances, your roof can start to show signs of age, and let you know that it's time to start thinking about a new roof within the coming months.

If you notice...

  • shingles that are loose or "popping up"

  • noticeable fading / wear-and-tear on your shingles

  • leaks inside your home

...you need to promptly address your roof and have a professional come in for a closer look. Even leaks that seem out of place for a roof-related problem (like along the baseboards in the downstairs floor of your home) you have to realize that a leak in the roof could be traveling down the inside of the wall before it becomes noticeable. Unfortunately, by the time these leaks are found they have usually caused extensive damage to not only your roof, but to other parts of your home. Replacing your roof will help you protect the rest of your home from future water damage and expensive repairs.

Residents in Polk County know they can trust EZ Roofing Systems to provide the very best in roof maintenance, repair, and full replacement services. Our knowledge of Central Florida's weather, strict codes, and home styles means you can feel confident when you hire us to give you the new roof you need. We work closely with you to get the results you want, and give you a roof that will last through whatever weather hits your home in the coming years.

Getting to Know Your Roof

Other than the annual hanging of the Christmas lights, and the post-hurricane checks us Floridians have to do following a storm, have you ever spent any quality time on your roof? Chances are, the answer is "no,” because the majority of homeowners don't like the glaring sun, the height, and the risk involved with being on top of their house. We understand, which is why we're here for you when it's time for a roof inspection, repair, or replacement. However, just because you don't want to hang out on the roof for fun, you shouldn't let this stop you from getting to know your roof. After all, knowledge is power, and understanding the parts of your roof and what they do is a great way to be able to carry on an educated conversation with your roofer, and will help you determine if a shady roofing contractor is trying to pull the wool over your eyes.

The key components to most roofs are...

Sheathing (also known as Decking) This encloses the roof framing structure and gives roofers a base for nailing shingles into. It's usually made of plywood (at least 1/2 inch thickness).

Fascia These are the boards that run along the edge of your roof (aka eaves).

Saddle Have a chimney? The saddle is located behind the higher side of your chimney (or other "high point" or projection from your roof) to help direct water flow during heavy rains. Without these, water could cause big problems for your roof.

Underlay Membrane This is like a "skin" that goes between the roof decking and the shingles. The underlay protects the shingles from any substances released from the plywood decking (like resin) and it protects the decking from any potential leaks that sneak past the shingles during wet weather.

Roof Vents These wooden, plastic, or even metal structures are important for roof and attic ventilation.

Flashing Near seams, such as those found along valleys (the point in your roof between two peaks), around chimneys, or around vents, water can sometimes sneak in since it's hard to get a perfect corner from shingles alone. Flashing serves as a "bridge" to cover these gaps and make sure your roof is truly watertight.

Shingles These are the most obvious part of your roof, and are probably the part you're most familiar with. Shingles come in a variety of colors and styles, and are key in keeping your roof free from water damage. These are also the most susceptible to water and wind damage, and breakdown from continual sun exposure, so you'll likely have to replace this part of our roof at some point as a homeowner.

We hope this bit of information makes you feel more confident as you seek a roofer for your needs, whether it be a simple shingle repair, or a full roof replacement. If you live in and around the Winter Haven area, EZ Roofing Systems has everything you need. We offer the very best in quality roofing services, and are licensed and insured so you can feel confident going into the roofing process with us. We offer roof inspections, repairs, replacements and are ready to help you make your home the best it can be, starting from the top (literally!). Give us a call and see what we can do for you.

Does Color Matter? The Relationship between Shingle Colors and Your Roof
facade-3291453_640.jpg

So the time has come to replace your roof, you've contacted your preferred roof contractor (if you're in the Winter Haven area, we hope it's us!) and now you're clear and ready to go, right? Not necessarily. Once you choose your roofer, you'll need to work alongside their team to decide on the type and color of shingles (and other roofing materials) you'd like for your new roof. Many neighborhood HOAs in Florida give homeowners a limited list to choose from, but even within a small color palette the decision can be hard. Perhaps the biggest question one must ask is, does the color of your shingles affect their function, or is it simply a cosmetic choice?

This answer is still up for debate with some roofers, but there are a few facts to consider:

First, light colors are scientifically proven to reflect light and heat. If you follow this line of thought, that means lighter colored shingles reflect more light, absorb less heat, and leave your roof (and the home underneath it) cooler. What does this mean for you as the homeowner? Less heat means your AC doesn't have to work as hard to cool your home, thus lowering your energy bill over time.

Additionally, if lighter colored shingles absorb less heat and reflect light, it would seem that they last longer (cooler shingles = less molecular activity and therefore less wear and tear). However, studies have yet to show any significant difference in the lifespan of light shingles vs. dark. so you shouldn't make this your primary deciding factor when choosing a new roof color.

Finally, regardless of which color you choose, ALL roofers will stress the importance of proper ventilation for your roof under our shingles.

If you are in the local Winter Haven region, EZ Roofing Systems is here and ready to help you get the very best when it comes to a new roof. Unexpected Risks to Your Roof
animal-17819_640.jpg

In Florida, rain (which leads to water damage) is the primary culprit blamed for roof damage. While we do get more than a fair share of rain each year and that causes many homeowners to call on us for roof repairs or replacements, there are, in fact, other risks to your roof that you might not expect. Knowing what poses a threat, and how to mitigate it, means you won't be left holding the bill (and a bucket for catching water) when you need an emergency roof repair.

Squirrels

Squirrels (and sometimes other rodents) can actually cause catastrophic damage to your roof if they aren't noticed and removed quickly. Squirrels will chew through portions of your roof to utilize insulation for building their nests, taking advantage of the warmth in your attic (especially during the cooler seasons), and enjoying any fun treats you may have stashed away in storage. Once you have a family of squirrels established in your attic, it gets even more difficult to remove them and keep them away, so if you notice squirrel damage and hear some unnerving noises coming from above, it's time to call us, and your local exterminator!

Dirty Gutters

Gutters are ordinarily a huge asset to a roof, as they help to direct water away from the roofline and to the ground below where it can be carried away from the house by pipes and drains. However, when gutters aren't regularly cleaned and maintained, they can gather a buildup of leaves, dirt, moss, and other organic matter. As that gets saturated with rain water and starts to decompose, and then more layers fall on top, it gets quite heavy, and can eventually start to pull the gutters away from the supports. Not only is that bad for your home and roof since it leaves nail holes and other potential wood damage, but it also leaves your roof without a systematic way to move water where it needs to go, so ongoing water damage could becoming a problem. Keeping your gutters cleaned, or investing in a gutter guard system, is a great way to take care of your roof at the same time.

Yourself

We understand that DIY projects are becoming normalized, and people are taking on projects they never would have considered doing on their own before the days of YouTube and Google. However, some things are still better left to the professionals, and roof work is one of them. A small discrepancy in a roof can lead to major water damage, structural weakness, and could eventually cause irreparable damage to your home as a whole. If you notice an issue with your roof, it's better to invest the time and resources to call a local roofing professional. As one, we can assure you that we keep our prices manageable, and we insure our work, so you can feel confident that your roof is ready to face whatever comes its way. Don't be a risk to your roof. Leave the DIY for fun seasonal projects and call us for the big stuff.

What to Expect When We Inspect: Points of A Common Roof Inspection
stamp-114438_640.jpg

While most people know what to expect when they hire a home inspector before buying or selling a home, when it comes to having your roof inspected by a roofing contractor, the details might be a little less clear-cut or well-known. Roofing contractors can vary in their approach to inspecting a roof, but for the most part, there are general points checked on every roof. Here's what you can expect when you hire a professional to perform a roof inspection on your house:

  • We'll check the interior of your roof by going up into the attic (if there is one) and checking ceilings throughout the home for signs of water damage and leaks. Often we'll also examine your insulation and ventilation as well, and we'll be keeping a close eye out for any signs of wood rot or mold thanks to hidden moisture.
  • We'll look at the gutters on your home to check for any areas where they could be leading to roof damage or excess wear and tear, and we'll look for higher-than-normal amounts of granules gathering in the gutters after being washed down (this can be a sign it's time for new shingles).
  • We'll look for any missing or damaged shingles, and we'll check all flashing and areas around the chimney to catch any weaknesses or potential leaks early.

If, following your roof inspection, we see any areas of concern, we'll come up with a potential plan of action so you can look ahead and have an idea of what will need to be done to get your roof back into its best shape as quickly as possible. We typically include not only a layout of a plan, but a price estimate as well, so you can financially prepare for the project. Our goal is to keep our clients in the loop and make them feel secure and at peace throughout the entire roof repair or roof replacement. We are always happy to answer questions and make clarifications, and that's why we are one of Polk County's most trusted roofing providers. If you are in the Central Florida area, give us a call and see how we can help you.

Signs of the Season: Prepping Your Home for Hurricanes
key-west-86025_640.jpg

Residents in Central Florida celebrate many of the same seasons and holidays that our northern counterparts do, albeit with some minor modifications (like wearing flip-flops to Christmas dinner.) However, there is one season that is pretty much limited to seaside residents, especially Floridians since our beloved Sunshine State is surrounded by water on three sides.

Any idea what season we're taking about?

Yep, it's hurricane season. Hurricane season typically runs from June 1st to November 30th. While these dates aren't absolute, they are a pretty accurate estimate of when hurricanes typically roll through the Atlantic and/or into the Gulf. Preparing your home, and yourself, for a hurricane is wise if you live near the water, and even if you don't! We all learned from last year's Hurricane Irma that even Polk County is at risk of severe damage from hurricanes, regardless of our central, inland position. Failing to prepare results in hardships for you and your family, and can have extensive consequences. So, how do you prepare for potential storms that might hit us this season?

1. Review Your Insurance (and/or Your Lease)

If you rent your home, or live in an apartment-type situation, you need to take a close look at your lease for any hurricane-related details and provisions. If you have personal property damage due to a hurricane, and are assuming your landlord's insurance will cover it, you could be left out in the rain (literally and figuratively!). Make sure you ask questions, and are fully aware of what is/is not taken care of in the event of a natural disaster.

If you own your own home, you need to review your insurance policy closely, and do a thorough look through the hurricane portion of your coverage plan. Additional policies can be added on to cover your home and property, but might not be necessary based on your main insurance policy. Speak with your insurance advisor and make sure you are ready for whatever comes your way.

2. Batten Down the Hatches (Prepare Your House!)

There are a few things you can do to give your home a helping hand in withstanding a hurricane or any other strong storm. This includes:

  • Take down any decor that could be blown away in a storm, such as flags, lawn decor, outdoor furniture, etc. Large items (like trampolines) should be taken down if possible, but if not, they need to be anchored and secured.
  • Check your shingles. This seems like a minor detail, but shingles are often not secured down in such a way to stand up to hurricane-force winds. If you notice loose edges, shingles that have already come loose, etc., you need to call us ASAP!
  • Secure windows and other glass panes (like french doors) with wind-resistant shutters. Basic plywood also works for this. Make sure that whatever you choose, whether shutters or plywood, is strong enough and secure enough to resist not only the wind, but also flying debris. You can test this by leaning against them and seeing if they "give" at all. If so, they won't be strong enough to hold up.
  • Secure additional openings that are considered "weak points" such as doors, garage doors, etc. Garage doors usually have a "lock" on each side, and fastening these can give some extra support against the wind. If you really want to keep them standing strong, you can reinforce them with wood planks much like the rest of the windows and doors of your house.

3. Protect and Prepare Yourself

Protecting yourself, and making sure you're taken care of, during a hurricane is just as important as your home! Make sure you...

  • Follow any evacuation orders that are issued. Don't ignore the warnings of danger!
  • Stockpile for the storm if you're not evacuating. This means keeping enough water on hand for several days (for each person in your family) in addition to non-perishable food and other basic necessities of your family (medications, diapers, wipes, etc.).
  • Fill up your bathtub with water before the storm is due to hit. In the event that you lose water, this gives you a supply of water for flushing toilets, and other tasks that would waste your clean drinking water.
  • Have plenty of lanterns and batteries, or candles, on hand.
  • If you have a grill, or a camp stove, make sure they are ready and in working order (and that your propane tank is full!). These can be invaluable in the event that you lose power for several days and need to cook food to keep it from spoiling in the freezer or fridge.

4. Know what to do during the actual storm!

Obviously, you should STAY INSIDE, but you should also avoid going near windows and doors during the actual storm itself. In the event that one did break, or fly open, you could be in its path and that could be deadly with the amount of force caused by the wind gusts. Additionally, close as many doors in your home as possible. It sounds silly, but even interior doors can help stabilize your home. The more you can "break up" any wind that makes it into your home, the harder it is for the gust to blow through completely and take off your roof. Your best bet is to find the most interior room in your home that has few or no windows to the outside, and hunker down until the worst of the storm is over with your flashlights, your phone, and your radio.

Of course, the best way to prepare your house for a hurricane is having a thorough check done before we have any storms on the radar. Roof inspections check multiple points on your home, from shingles and gutters, to structural supports and vents. We make sure your roof is up to standard, and ready to face whatever the crazy Florida weather might throw its way. EZ Roofing Systems is proud to serve the Winter Haven area with these options and more, and we work with you before AND after hurricanes and major storms to keep your home at its best. Finding the Right Fit: Tips for Choosing a Roofing Expert
house-158939_640.png

It goes without saying that a roof is a very important part of your home. In fact, your house wouldn't even BE a home without a roof overhead, since it offers shelter, protection from elements, insulation from the heat or cold weather, and basically, it just tops off your home (pun intended). Here in Central Florida, those aspects are key, since we have extreme heat and excessive sunshine, and we also endure heavy storms and rain during the summer months. Add in the threat of hurricanes and you see just how important a roof is for Florida homes, and how vital it is that homeowners maintain their roof and replace as needed to protect their investment in their house.

Maintaining and replacing a roof though is not a wise DIY option. Roofing is not something you just pick up and learn as you go. An oversight, no matter how small, could result in major damage to your roof and long-term issues. Additionally, choosing a roofing expert affects your insurance, since using someone unqualified (including yourself) can mean loss of coverage, or failure to process a claim in the event of an accident or problem.

So, how should you choose a roofer?

Licensed and Insured.  This is, hands down, the most important part of choosing a roofer. Ask for those licensure numbers, and check them twice. If your roofer has the proper license and certifications, he or she will (usually) have the appropriate insurance as well, but it's always wise to check. These requirements protect you in the event that something goes wrong, or your roof has issues down the line.

Experience. Much is learned through hands-on experience, and while a roofer who is new to the field can still do a great job, there is something reassuring about using a provider who has extensive experience. Look for a roofer who has been in business a long time, has experience in a variety of areas (not just maintenance for example, but also in roof repair and replacement), and is very well established in your community.

Referrals.  Proof of the experience mentioned above comes through referrals. If they aren't provided up front, request referrals from your chosen rooferbefore you sign the deal and let him or her begin work on your home. Hearing from other customers firsthand lets you know what to watch out for with a particular roofing expert. Perhaps your prospective roofer does high quality work, offers great pricing, but is a little slow on the billing and paperwork side of things, or maybe they have crisp, efficient billing and work methods, but their personal demeanor is distinct and doesn't mesh well with everyone. Hearing things like this from others who have used a particular roofer can help you make an informed decision that you can feel confident in.

If you are local to the greater Winter Haven area here in Central Florida, EZ Roofing Systems is here to help with any and all of your roofing needs.
