Valentine's Day 2021: Safely Celebrating the Ones You Love

With just a little over a week left until Valentine's Day, many of us are busy making preparations for showing the ones we love just how much we care. It's no secret though that this year's holiday looks different than years past. No crowded restaurants, no big parties, no surprise cruises or last-minute vacations and no large-scale community events will be making their way onto the calendar. However, the reason for the day still rings true, and it's a good reminder that love isn't something you buy, but rather, something you show...and you can show it in SO many ways.

Here are some fun ways you can celebrate (safely) with the ones you care about most this holiday, whether it's your sweetheart, your kids, or someone else that's special in your life:

  • Do a "ding-dong and dash" surprise! This could be dropping off dinner, a homemade valentine card, a special dessert, or a bouquet of roses, but the idea is to ring the doorbell, and run away quickly after leaving the surprise at the recipient's front door. This is a fun way to show your love to an aging parent or loved one stuck at home, or to surprise someone who is currently in quarantine and can't celebrate the way they usually would.

  • Classic candy and cards...with a twist! While we all remember exchanging homemade valentine's and treats with our classmates, teachers, or coworkers in years past, this year the tradition might need a little tweaking. Instead of homemade goodies that could seem risky to some people, opt for store-bought candies or treats that are safely and individually wrapped. Put plenty of extra effort into your homemade card to give it the unique and special element that the treat will be missing this holiday!

  • Make early reservations, or enjoy a candlelight dinner at home. Restaurant reservations will fill more quickly than usual this year since most dining spaces are operating at limited capacity. Reserve your table as soon as possible, or make plans for a romantic dinner with candles for your sweetie at home. A simple setup on your own patio makes it feel more special than eating at the kitchen table, and if you add in takeout from their favorite place and a decadent dessert, they're sure to be just as happy as they would be in a 5-star local eatery!

  • Give back! Showing love to others is one of the best ways you can celebrate the holiday of love. Many community charities are in need right now, and donating to a local food pantry or shelter, or volunteering your time and energy (if you feel safe to do so) is a wonderful way to love those around you and bring yourself tons of joy in the process.

New Resolution for a New Year

2020 was certainly one for the books wasn't it? Over the last year, we have experienced unprecedented circumstances in our communities, states, our country, and around the world. The way we work, communicate with one another, go to the store, and even celebrate holidays changed in a matter of days, and we're still adjusting to this new "normal" we find ourselves in. We're reminded though that one thing hasn't changed in our own community, and that's something we believe could change the world, no matter what circumstances come our way.

It's kindness.

Kindness keeps us connected whether by screen or in person, even when a mask hides our smile. Kindness keeps local businesses running because their friends and neighbors are committed to helping them through this time. Kindness helps teachers and students alike as they push forward on this journey they weren't prepared for.

It's ALWAYS best to choose kindness. With the changes we've experienced over the last year though, it's easy to wonder how we can show kindness in 2021 when so many things are still different than they were before. The ways we might have connected with others in the past are no longer viable options, and it can be hard to adjust your focus and see other ways of doing things in the midst of your own chaotic life. That's why we've put together these 3 easy ways to extend kindness throughout the coming year, no matter what it holds.

Choose Your Words Wisely

A kind word holds power, yet how often do we purposefully share them with those around us? Throughout the coming year, look for moments to interject a word of kindness or encouragement. Your waitress, your checkout attendant, your child's teacher, your lonely neighbor, the mom in your playgroup, or your own family members could all use uplifting reminders of how much they are appreciated. Remember, our words aren't just spoken. What we write (or share) online holds just as much power, and we can make (or break) someone's day with what we put out there for others to see. Choose wisely.

Support Your Local Businesses

This last year has been especially hard for local businesses, and many of them are headed into 2021 wondering how they'll keep going. Keep in mind, these shops, restaurants, and service-providers go far beyond just the owner. Their families, their employees (who also have families) and their many customers who depend on them also need them to stay afloat, and YOU can play a part in making that happen. Make it a resolution this year to shop local as much as possible. Instead of grabbing food from a drive-through window on the way home after a busy day, opt for takeout from a local dive instead. When it's time to buy teacher gifts, birthday presents, valentine surprises, or even household needs, keep our own downtown shops in mind first. When we pay them, we’re not only putting more money in the pocket of some wealthy international CEO...we’re paying for a child's soccer gear, daycare, college savings, or putting food on someone's table.

Take Action

Perhaps this is one of the most impactful ways we can show kindness in the months ahead. Take action and be a part of making our community a better place. Volunteer with our local nonprofits who need help more than ever right now. Check on friends and neighbors, and be the one who shows up to deliver a load of groceries, get their mail, walk their dog, help with virtual learning, or simply bring a cup of coffee and a listening ear. Reach out to those who are hurting and offer, in addition to kindness, some hope and encouragement that they are seen and heard, and that you care. While words are important and matter in a big way, actions definitely speak the loudest, and our choice to show kindness with our own two hands could be the pivotal point for someone who needs a little extra help right now.

Spread Cheer This Year: 2020 Decor Tips from Your Local Roofer

When it comes to Christmas decorations, people usually fall somewhere in between two points on this spectrum: outdoor extravaganza or no Christmas lights outside at all. No matter where you fall on the scale, it's no secret that Christmas lights are a favorite pastime, from small communities to the big city, and Polk County is no exception. Turn your front yard into a holiday wonderland by making EVERY tree a Christmas tree, and placing some fun treats or goodies for neighbors underneath for a socially distanced, drive-by holiday party. Your friendly smile and a "Merry Christmas" from your front porch is sure to brighten their season.

  2. Make it a musical. So, you've put out lights, a few fun lawn ornaments, and still aren't feeling as festive as you were hoping? Add some Christmas tunes to your setup this year! A simple speaker or two can easily be placed on a front porch, or, even in the edge of an open garage, and used to spread Christmas magic through song. Choose upbeat, classic carrolls that will add a little bit of happiness and normalcy to this Christmas as your friends and neighbors drive or walk by. Are you REALLY feeling adventurous? Look for online tutorials for setting up your lights and timers to go along with the music for your own private holiday show.

  3. Go big! Sometimes less is more...and sometimes you want BIG impact from your holiday decor. If this is the year you're ready to supersize your curb appeal, there are a lot of great options! Large-scale inflatable Christmas decor is popular now and can be found at any big box or hardware store. From giant, working snowglobes to fun and familiar movie characters, you're sure to find something that makes you smile and gives your neighbors a chuckle. When it comes to Christmas inflatables, the bigger the better!

Don't Be A Turkey: Tips for Keeping Your Home Holiday Ready from the Top Down

Thanksgiving is right around the corner, with Christmas close behind, and we know many of you are gearing up for holiday preparations. While there's always your "standard" list of things to get done (like pulling the Christmas wreaths from the attic or hunting for your grandmother's famous pie recipes) each year brings its own unique to-do list. This year is certainly no exception, with 2020 bringing new elements into our holiday traditions. Maybe you're adding hand sanitizer by the door, or doing "virtual" Thanksgiving dinner with faraway relatives who can't travel. No matter how you plan to celebrate, everyone can agree that holidays go better when your home is ready.

Unfortunately, one major part of your home tends to get overlooked when it comes to maintenance and care. Your roof plays an important part in keeping your home's structure intact, and keeping the inside safe and dry, yet homeowners forget about it for years at a time. Until, that is, a problem comes up. It's important to understand though that there are things you can do all year long to keep your roof at its best and prevent major issues (and expensive repairs) from coming your way.

Three of our most recommended tips are:

  1. Save the experiments for the kitchen. The holidays are a time of enjoying the smells and flavors of the season, and the kitchen is a great place to experiment with new dishes and flavor combinations. Your roof, on the other hand, is NOT the place to experiment. If you notice a small problem like a shingle coming loose or a tiny leak over your patio, "rigging" it with spray sealant, outdoor caulk, or some other bonding agent is NOT the answer. Not only are many of these materials not intended for use on your roof, but they could actually cause more damage in the long run. Before a small problem turns into a big catastrophe, call in the pros.

  2. Don't let Santa be the only one up on the rooftop each year. An annual roof inspection by a licensed and insured roof contractor is the ideal way to keep your roof's structure and condition under watch, meaning any problems can be caught early and repaired easily. This can protect you from extensive water damage, warranting a full roof replacement, and will usually save you money in the long run.

  3. Show your home you care...maintain your space! Not only does your roof need regular maintenance, but the trees and space around it do too. Failing to prune back trees, remove leaf litter, or let extensive algae build up can actually cause damage to your shingles and roofing materials over time. Trim back trees so they stay several feet from the surface of your roof, and have leaves and buildup removed professionally. Good news! What to Watch for: Indicators That Your Roof Is Wearing Out

A question we hear frequently from homeowners is "Does my roof need to be replaced?" 

This question is often accompanied by an uncomfortable, almost pained expression, as most people are under the misconception that needing a roof repair automatically means you're facing an imminent (and expensive) replacement. Thankfully, we usually have good news for them!

Roofs can need repair for a variety of reasons, from a loose shingle or two after hurricanes or heavy thunderstorms, to minor areas of damage because of a falling limb or pest issue. Most times, these repairs can be taken care of on their own, without requiring large-scale work or full replacement. This is especially true when the issue is caught early on (one more reason to invest in those roof inspections each year!) and when action is taken as soon as possible. 

However, there are warning signs that can creep up over time, letting a homeowner know that it's time to prepare for a roof replacement in the near future. Watch for...

  • Popping roof nails. If you're suddenly finding roofing nails around the perimeter of your home, this could be a sign that you have loosening shingles and roof material, leaving the wood underneath susceptible to water damage and rot. Not only is it a bad sign for your roof, but having nails show up can be dangerous for children and pets playing in the surrounding yard, and could also end up in a tire if they are on your driveway! 

  • Sand-like or gritty residue. If you notice sand or grit building up in gutters and storm drains, or in the areas around your home where water falls from your roof, it's not just regular "dirt" coming from your home. This grit is actually the surface material of your shingles, and when it begins washing away, it's a good indicator that they are beginning to degrade and will need to be replaced. 

  • Loosening shingles. Shingles that are flapping loosely, are curling up, or have come off of your roof entirely are a sure sign that you need to call a roofer ASAP to have an inspection done on your home. While heavy winds and storms can cause this to happen, if it's an ongoing occurrence without outside factors like weather, it's a sign that you might need a roof replacement in the near future.

Know The Signs: Choosing A Quality Contractor for Your New Roof

Choosing a contractor for work on your home is always important, but few things require more homework and careful decision-making than having your roof replaced. A poor roofing job can not only lead to issues with leaking and water damage down the road, but can also cause issues with your insurance company and claims in the future. How though, can you be sure you're hiring a quality contractor for your job? 

There are a few telltale signs to watch for that let you know you are (or aren't) hiring the best person for the job: 

  • A detailed estimate following your initial consultation. A quality contractor will come to your home, meet with you, inspect your roof, and then put together an itemized estimate. They will be willing to go over this itemized list with you, noting the brand and type of materials to be used, how the costs break down over materials and labor, and what portions are/are not optional. If a contractor shows up, is ready to jump on the roof that same day, and says you can "talk about numbers later," you need to send them on their way. 

  • No mention of cleanup protocol. Quality roofing contractors use heavy-duty magnets to do thorough cleanup following a job. Occasionally (but not always) they will even return more than one time to ensure no nails are left behind to be stepped on or picked up by a tire, pet, etc. If your chosen team never mentions cleanup, and shows up with only a couple of shovels, a rake, and a pickup truck, you might need to stop them before they even climb that ladder. 

  • Plan of action. Your roofer needs to provide a plan, from the arrival time on the day(s) work is to be done, to how their follow-up procedures work. Even if they don't provide all information up front, they should easily and comfortably be able to answer your questions about the plan and schedule, including how many team members to expect, how long the job should take, and so forth. 

  • Communication is a key indicator of a quality roofer. You need to feel in the loop when you're paying such a large sum of money for a household project. A good contractor is easy to reach by phone, email, or text message, and is prompt in getting back to you in the event that you have to leave a message. If you're enduring ignored phone calls, un-returned messages, and general lack of communication from your contractor, you need to find a new one.

The Many Hats of a (Professional) Roofer: Why It's Important to Hire A Pro

Roofing contractors carry a lot on their shoulders, and we aren't just talking about shingles. Those who are licensed and insured, with adequate experience under their belts, know that they must wear multiple "hats" during the roofing process for a client. What other professions do they have to tap into? 

We were hoping you'd ask...

Legal Code Enforcement. While we are by no means claiming that a roofing contractor is a lawyer, they do need understanding of local laws and codes. In Florida, each county has varying codes and requirements that must be met, and certain types of permits could be required, before work can be done. Hiring a roofer who is familiar with your city with years of experience will not only make this process smoother, but possibly faster, as they already know how to file any and all paperwork quickly, and can get it into the hands of the appropriate people ASAP. 

Plumber. Yep, plumbing and roofing actually do share some commonalities. When plumbing is put in during the construction of a home, there are "stacks" or vents that extend up and out of the roof of your home. These offer positive water flow and help release any gas and pressure buildup inside your drain pipes. If you hire a handyman with little roofing experience to do your roof repair or replacement, you could end up with costly damage to these pipes, and in turn, have to pay for a plumber to fix the mistakes. A licensed and experienced roofer will know what to look for, and how to avoid damaging these areas in the midst of your roofing job. 

HVAC Technician. Much like the plumbing mentioned above, your HVAC system often has components that are vented out of your roof. Bumping any of these, or damaging them in any way, could lead to expensive AC repairs. Another reason to call in the pros that know how to avoid these problematic areas when working on your roof! 

Pest Management. Roofers see a fair share of pest issues here in Florida. Roof rats and squirrels are two major contributors, as they are notorious for chewing holes in roofing materials to gain access to attic spaces inside your home. During winter months, they use these access points to come and go as they please, using your insulation as nesting material for the cooler weather. A quality roofer will recognize these types of damages, and can make sure they are properly repaired and sealed off before they complete your job. Bob the Roofer's Cool Tips for Hot Summers

With a recent heat wave hitting us here in Florida, staying cool is at the forefront of people's minds. While social distancing measures and COVID worries continue to disrupt many traditional summer plans for people in and around Polk County, a few things have stayed the same this summer, and those things are all related to protecting yourself from the sun and heat. A certain amount of sun is safe, healthy even, for your body, and being out in the fresh air is a must, but if you get too much time, too many rays, and don't recognize the signs that you're taking it too far, you could end up feeling pretty awful. The tips below are key to remember whether you're going out for a fun day on the beach, or heading to work in an outdoor environment. 

Remember: 

  • Hydrate! This is key. Don't wait until you're very thirsty to take a drink. Continually replenish the fluids you're losing through sweat by taking regular drinks of water. If you'll be doing hard physical labor, or exercising, consider supplementing your water intake with an electrolyte drink to keep your body hydrated and functioning well. Dehydration can be dangerous, so remember to turn up that water bottle often throughout the day! 

  • Wear your sunscreen. Protecting your skin from the most harmful rays sent out by the sun is important for your long-term health. Not only is a sunburn uncomfortable, but each time you get burned you're making yourself increasingly susceptible to skin cancers as you get older. Opt for an SPF of 30 or higher, and if you'll be sweating a lot, or spending time in the water, sport formulas are best as they hold up better for longer. Don't forget to reapply as directed! 

  • Take breaks. Your body is working harder to function well when it's hot outside, and if you push too hard, you could put yourself in a bad situation. Overheating and overworking when the weather is hot can lead to heat exhaustion, or worse, heat stroke. Try to take at least a few minutes to sit, breathe, and relax every hour or so, to give your body a chance to recuperate. 

  • Find shade. Being in the sun for hours at a time with no break is NOT healthy. As roofing professionals, we spend hours in the sun each day, but even we take breaks to seek shelter and cool off in the shade. The temperatures are often much cooler in the shade, even if you're still outdoors, and those breaks are much needed to replenish fluids, cool off, and prepare yourself to continue working or playing hard.

Prepping for Hurricane Season in Florida: Threats to Your Roof

Hurricane season has officially kicked off here in Florida, and with Cristobal leaving remnants of rain and humidity here in Polk County, we are all reminded that a hit from a storm of our own could be lurking around the corner. When it comes to preparing for hurricanes, many Florida residents focus on stocking up on supplies, purchasing shutters for doors and windows, and making sure their generator is up and running. Protecting your home from damage is another important aspect of preparation though, and if you don't know the threats to watch out for, your roof could pay the price. 

Hurricanes are a unique challenge for your roof with their heavy, sustained winds, and torrential rain. When you add in debris, you could end up with major damage from even a "minor" hurricane. Keep these things in mind when you are preparing this year: 

Remove all debris from around your home.

That harmless pile of stakes from your fence project, or your row of flower pots lined up along the back wall of your home could turn into missiles during hurricane-force winds. Once of these objects when picked up and hurled at your roof could not only damage the surface roofing, but could end up penetrating your home and causing water leaks and extensive damage. When you know a storm is coming, bring everything you can inside. Make an effort to keep your property clear of most debris even when a storm isn't on the horizon, so you won't be scrambling when the clouds start to gather. 

Look up. 

Are your trees looking like something prehistoric? While large, mature trees are a blessing for their shade and their erosion control, they can be dangerous when it comes to storms if they aren't properly maintained. Have your older, mature trees evaluated routinely by professionals and invest in having limbs and dead wood removed as needed. This will not only keep your tree healthier, but will make it less likely to send deadly branches onto your roof during a storm. If the tree shows signs of sickness, it's time to have it removed. A direct hit from a fallen tree will not only destroy your roof, but likely your house underneath as well. 

Have water management in place. 

We know most Florida homes in residential neighborhoods aren't built with gutters nowadays, but that doesn't mean you don't need them! A good drainage and water management system is key to protecting your roof and your home, especially during heavy rain like that seen during hurricanes and tropical systems. Gutters, french drains, and plenty of healthy grass are great ways to keep your roof and the land around your home draining well and free from water retention.

Prepping During A Pandemic: Is Your Roof Hurricane Ready?

While COVID-19 might have our world in upheaval, good ol' hurricane season is just around the corner as usual. While we're all seeking normalcy as much as possible, that's definitely NOT a comforting milestone here in Florida, and just like every other year, it's time for us to think ahead, have a plan, and prepare for the worst when it comes to hurricanes. Prepping definitely involves having stored drinking water on hand, making sure your generator is in good shape and having gasoline ready to go for it if a storm is in the forecast, stocking up on batteries and flashlights, and getting your nonperishable food sources ready to go. 

Another aspect of prepping for hurricane season though is having your home ready for whatever storm systems come our way. Perhaps no part of your home’s structure is as easily damaged in a hurricane as the roof. We are now a few weeks into the COVID-19 crisis here in Polk County, and now that a full shelter-in-place order has been put out by our government officials, we're likely looking at a few more weeks of being homebound with our families. Sure, for the first few days it might have felt pretty nice...plenty of time to catch up on movies, enjoy long days in your loungewear, and not having to leave the house. However, it gets old pretty quickly, especially if you have kids at home.

Theme Your Day Around the Theme Parks! 

Plenty of families saw their Spring Break plans of hanging out at Disney World or experiencing the fun of Legoland go down the drain quickly as Coronavirus loomed over us all like a dark cloud. While you can't experience the parks right now, you can bring some of the fun home! Thanks to technology like YouTube you can experience the "rides" from your living room couch. Make a full day of it! Start out by working together to recreate your favorite theme park meal at home, enjoy a treat that you associate with the park (you can order Mickey Ear ice cream through your local big box store now!) and spend some time on the rides as a family. Was Legoland your destination? Those rides are online too! Wrap up the day with a Lego building challenge and some fresh from your kitchen apple fries! 

Make Your Backyard a Destination 

If you have a pool, this is pretty simple. Set it up like a getaway! Put out your best pool furniture and accessories, keep a stock of fun drinks and snacks on hand in coolers by the pool, and make it a point to actually schedule a time to "go" to your pool. Organize pool games for your kids, order some fun new pool floats and toys/activities online, and make it your own personal water getaway. Don't have a pool? Your backyard can be just as fun. Sprinklers, obstacle courses, grill outs, etc. can be made "special" just by putting in a bit of effort. A great idea we're seeing from families with kids? A backyard campout, complete with s'mores, hot dogs, and late night stories. The temps are perfect for enjoying it without being miserable before sunrise. 

Go Out and Enjoy Yourself...from Your Car. 

While you can't go out to stores, restaurants, etc. right now, you can go out and drive. Plenty of neighborhoods are doing "bear hunts" by placing teddy bears in windows, and others are putting together egg hunts for Easter in the same way. Whatever your scavenger hunt includes, make it fun by putting together al list of places you want to stop and get meals and treats throughout your day. Many of our favorite local hot spots are offering drive through or curbside pickup. You'll be enjoying time out of the house, and supporting our local business owners at the same time!

COVID-19, or Coronavirus, is now a worldwide pandemic, and as it starts to have a greater affect on us here in the US, many business owners and employers are worried about how they'll stay afloat, and how they will continue to pay employees on staff. See, employers don't just see their staff as faces in a crowd. They see mortgages that need to be paid, mouths that need to be fed, and vehicles that need fuel in order to get to jobs, doctors appointments, and more. The pressure on employers in general is high, but for small, local businesses, it can be crushing during a time of crisis such as the one we face now. 

Those of us here in Polk County are facing days, or even weeks, of quarantine at home and with bars, restaurants, and other social gathering sites off limits, it's easy to hole up in our houses with grocery delivery and Netflix and wait for everything to blow over. However, if we fully pull back from our local businesses, they'll have no choice but to close their doors long-term, and THAT will punch our economy hard enough that we ourselves feel it as life returns to normal. So, what can we do as friends and neighbors to make sure our local businesses continue to survive (or even thrive!) without putting ourselves or others at risk? 

  • Purchase gift cards! Gift cards and gift certificates don't require that you use them now, but the money goes into the pocket of the business owner and lets them keep the lights on. Consider purchasing a few as early birthday or holiday gifts for friends or loved ones, or buy a few for yourself to use throughout the coming months. If the business offers curbside pickup or delivery options, using the gift cards for those services can be a win-win. You get an easy dinner after being cooped up with the family all day, and local businesses can continue forward. 

  • If businesses offer pickup or delivery options, use them! Many local restaurants and service providers are offering this for a limited time even if it's not usually in their list of provided options. They'll bring food out to your car in a secure manner, or deliver it to your front door. From dry cleaning and tax paperwork, to dinner from your favorite local joint, you can continue with life in a semi-normal state without compromising your own health or the health of others around you.

  •  Take advantage of discounts and promotions. To keep customers coming in the door (or rather, pulling up to the curb), many businesses are offering special promotions or discounts for this time frame. Take advantage of them while they last. You get a great deal, and the business gets to keep at least a percentage of their income. 

  • Shop local when possible. We know it's easy to click that button for the large-scale delivery services and big box stores, but the local grocery store down the street hasn't had a customer all day. Your order will be one click among millions if you choose the big box store, but could put food on the table for the local business owner. If you can, shop local during this time. Many stores are providing pickup options they wouldn't other wise make available, so you can still support small business without breaking your social distancing protocol. 

  • Don't cancel your regular services if they don't put you and your family at risk. We understand not having in-home services continue during this time, but when it comes to your outdoor providers (exterior pest control, landscaping and lawn services, roofing, pressure washing, pool cleaning...the list could go on!) there is no need to call of your scheduled appointment. These businesses count on you to keep their doors open as well, and having your regularly scheduled service means less impact for the economy as a whole. Plus, you can keep some semblance of "business as usual" in your own home. You can still use your pool, your home will stay in good condition, etc.

Finding the Perfect Match: Selecting Shingles for Your Home

Valentine's Day is just a week away, and while singles may be focused on finding the "perfect match" in their love life, for you, the homeowner preparing for a roof replacement, you're probably looking for the perfectly matched shingles you need to get the job done. When it comes to shingles for your roof, all options are NOT created equal. Manufacturers and materials, as well as color, are things to consider when choosing the best possible shingles for your home, and while your roofing contractor will be the one to recommend brands and styles, the color choice usually falls on you (or your HOA!).  

So, can shingle color actually make a difference? 

The answer is still up for debate among many contractors, but here's some important information to consider:

Light colors are scientifically proven to reflect light (and therefore heat). Theoretically that means lighter colored shingles reflect more light, absorb less heat, and leave your roof (and the home underneath it) cooler. What does this mean for you as the homeowner? Less heat means your AC doesn't have to work as hard to cool your home, thus lowering your energy bill over time. It would also stand to reason that they last longer (cooler shingles = less molecular activity and therefore less wear and tear). However, studies have yet to show any significant difference in the lifespan of light shingles vs. dark. so you shouldn't make this your primary deciding factor when choosing a new roof color. 

Finally, regardless of which color you choose, ALL roofers will stress the importance of proper ventilation for your roof under the shingles. Proper ventilation prevents, moisture issues, allows for air circulation to cool your roof during the continual exposure to UV rays and heat from the sun, and will ultimately result in better performance by your roof all around. Diagnosing The Damage: Common Roofing Issues and Why They Happen

When it comes to your roof, there are many ways things can go wrong, which is why it's so important to keep up with annual maintenance and inspection, and invest in a quality contractor to make repairs when and if they are needed. However, those repairs are irrelevant if you have someone working on your roof who isn't licensed or experienced, and therefore can't accurately diagnose the issue at hand (and subsequently, repair it). Roof damage is tricky and looks are deceiving. For example, what could look like a simple leak from one small spot could actually be a leak from several feet away and water has caused internal damage and is traveling through to your ceiling.

Erosion of your shingles. Shingles are built to stand up to wind and whether, but over time, even the highest quality material will, and does, break down shingles tend to wear out faster in harsh environments (like the Florida sunshine) so keeping up with them is important when trying to maintain your roof. A telltale sign that your shingles are starting to wear is the "erosion" of the surface. The pebbly, gravely finish starts to wear away, and those little bits wash into your gutters or off your roof entirely. Wind damage. Wind damage doesn't always mean a tree through your roof. Even a regular storm season in Florida (with repeated afternoon thunderstorms for several weeks on end) can produce wind damage on your roof. Essentially, it's when shingles that are somewhat loose get blown in the wind and you end up damaged, or even missing, shingles that leave the integrity of the surface layer lessened, and make your roof susceptible to leaking. A roof inspection will count how many of these spots are noticeable, and if the number is high, they'll likely recommend considering a replacement of your shingles and roofing material in the near future. 

Gaps and holes. More often than not, gaps or holes in your roof were caused by some outside source. This is typically due to rodent activity, with squirrels and roof rats being the biggest culprits. These creatures are crafty, and they'll chew holes in your roofing material, often along areas where gutters are located or near roof vents, to gain access to your home. Once inside, they can wreak havoc on insulation, wiring, and more. Not only that, but the hole they leave behind in your roof becomes easy access for them AND for water when the next storm comes along. Getting these holes patched quickly (and patched well) is of utmost importance.

Risky Rodents and Your Roof: Preventing (or Repairing) Damage Caused by Pests

Central Florida is definitely not known for being "friendly" to your home's roof. Relentless sun  exposure through most of the year, heavy rainfall during our "wet" season, and the annual risk of hurricanes are just a few of the many ways your roof can sustain damage over time. However, there is another risk to your roof that is year-round, yet little is known about it, so few homeowners are prepared to protect themselves and their roof. This risk goes up during cooler temperatures (like what we've had recently) and the culprit just might shock you. 

We are talking about rodents. Specifically, we are talking about Roof Rats, also known as Palm Rats, Black Rats,Ship Rats, or House Rats. Not only are they a nuisance, disease-carrying species, but they are one of the leading rodent pests in Florida, and cause thousands of dollars worth of damage to people's homes each year. How? 

Well, first you have to understand a little about the lifestyle of this rat. Unlike some of their relatives who prefer ground-level living, or even below ground hiding places (like sewers), roof rats prefer to spend their days up in the trees, hence the name "Palm Rats.” Fruit is their primary food source, and since Florida is plentiful in fruits of all kinds, they rarely go hungry. Because of this, they are a year-round problem here in the greater Polk County area, with our own nearby city of Tampa being named as one of the top cities in the US with roof rat infestations in recent years. 

So, what should you expect when it comes to roof rat damage, and how can you protect yourself? Roof rats can fit through spaces you wouldn't expect, sometimes as small as 1/2 inch diameter (depending on the size of the rat of course). This means they can sneak into attic spaces and set up their home, destroying HVAC ductwork, wires, cables, and insulation in the process. If they can't find a pre-existing space to fit through and gain access to your home, they can chew their way in, leaving your roof vulnerable to the elements and presenting secondary issues like water damage, further infestation of other pests, etc. Once you have roof rats, getting rid of them is a costly and lengthy process, requiring the help of professionals in most cases. The best way to prevent roof rats in the first place is by taking the following measures: 

Keep all trees and shrubs trimmed back away from the perimeter of your home. Trees with branches extending over, or nearly touching, your roofline are the primary way that rats (and other creatures) gain access to your roof. Take away their opportunity! Stay vigilant when you are in your attic. Watch for any signs of things being amiss, such as rodent feces, insulation being strewn in places it doesn't belong, items in your attic being chewed, and so forth. By catching signs of activity early, you can potentially get help before the infestation becomes severe. Invest in routine roof inspections by a professional. Semi-annually, or at the very least, annually, invest in a thorough roof inspection by a local professional. Why though, do we quickly forget this when the Christmas trimmings are put away and life returns to “normal.” Practicing a spirit of contentment and gratefulness all year long is a wonderful way to extend the cheer of the holidays and to help charitable organizations function at their best all year, instead of hitting a high during the month of December and struggling during months afterward. 

Finally, Christmas is when we tend to go the extra mile. When Temperatures Go Up, Keep Your Costs Down

Summers in Florida are known to be hot, but the temps don't necessarily fall off once that calendar switches seasons.   • Watch those windows. In this case, it's a GOOD thing to throw shade...as long as it's at your windows. Sunlight translates to heat, and that is coming into your home for hours each day. Watch the pattern of when the sun is hitting certain windows directly, and take time to close your blinds during those times so you're minimizing the heat transfer into your house. Even better? Purchasing light and heat blocking curtains can lower overall temps in your home, so your AC unit will be working less (and saving you $$$).

  • Get a cool roof. No, we aren't talking about style (although, we do recommend keeping up curb appeal by choosing your roofing materials wisely). We literally mean a cool roof, aka, one designed to reflect heat and keep your home's interior cooler during the day. On average your roof's temperature can be 50-90 degrees hotter than the air around it! Imagine that heat working its way into your home. New "cool" roof options that use materials like reflective paint, reflective sheeting, or even specialized shingles are a great way to keep your home's temp comfortable and your energy costs lower.

House-Hunting: Advice from Your Local Roofing Pros

The real estate market is booming right now, and many Florida homeowners are perking up at the estimated return they could get on their current home and deciding to sell. Whether the move is to upgrade, to downsize, or simply for a change of scenery, there are many important factors to consider when looking for and buying a new home. While many of these vary from person to person, there are some overarching characteristics that should be looked for in a new potential house, and knowing what to look for (and where to look for it) and asking the right questions can save you a lot of money and stress after you sign on the dotted line.

From a roofer's perspective, buying a home starts at the top...literally. A home without a solid roof is pretty sure to be a problem from the start, as roofing issues tend to lead to water problems, potential mold, pest problems, and more. So, what should you look for, and what kinds of questions do you need to have ready for your realtor or the home's seller when you go on the hunt?

First, you need to look for any signs of water damage. While especially true of ceilings, water damage noticed on walls and floors is also pertinent as a roof leak could present itself in a variety of locations depending on where exactly a leak originates and what the pull of gravity is from that point. If you noticed water staining or evidence of water damage, take note of it, and demand an answer. If a homeowner or realtor seems vague or you aren't able to get a clear answer, walk away.

Additionally, you have the right to know if the roof has ever been repaired or replaced, and if so, who did the work. In Florida, roofing materials typically have a lifespan of about 20 years, if maintained (we'll discuss that more below) and if the home you're looking at is older than 20 years, or if it's approaching its 20th birthday, it either has a recently replaced roof or will be in need of a new one soon. If it hasn't been repaired or replaced you need to take this into account with the asking price of the home. If it was replaced, ask for paperwork from the contractor who completed the job, or at the very least, the name and contact info of the contractor. If they hired a local handyman off the street and was responsible for the job, there's a chance it wasn't up to code, and you could be facing a future of issues and be jumping right into a "money pit" once the home is yours.

Finally, you need to know if the roof has been maintained and what has been done to ensure its longevity. Inspections, repairs when needed, and other routine maintenance tasks are a good sign that the previous homeowner cared about the house and any existing issues are likely known about already. However, if the roof has never received any type of maintenance or inspection, make sure your own home inspector gives it a thorough check before you consider purchasing the home. Having a quality roofing inspector is key for this job, as they know telltale signs of up-and-coming problems with your roof, as well as any poorly constructed repair work, areas that will fail, and so forth.
